Inspections Important Part of Due Diligence

 

In Atlanta, whether in Buckhead or Midtown or anywhere else in Metro Atlanta, Inspections are an important part of the  pre-purchase Due Diligence. How does one choose an Inspection Company? Check out reviews and ask about experience that others have had.

That's normal - right? Now two additional questions to ask -

Inspector -
Is the person experienced with the type of home you are purchasing?

The Inspections for single family homes are different to the Inspections for a high rise building. For example, in a single family home, the HVAC systems are dedicated to that one dwelling. In a high rise building, one central chiller may service the entire building. Ask about the range of experience that the Inspector has developed over the years.

 

Inspection Report -
Is the report individualized for you or generated on a template?

When the Inspection Report is generated, the experienced Inspector has a Section for each element of the Inspection. Your Inspector should have experience and not just have paid for a franchise that offers a "fill-in-the-blanks" form to use for the Inspection Report.

Inspection Process - 
Be sure that you are present for the entire Inspection.

When Frank Cooper, of Atlanta Property Inspections, reviews a home for the prospective Buyer, he requests that the Buyer accompany him each step of the way. He explains how different things function in the home which allows the soon-to-be Owner to understand about upkeep and maintenance.

  

You ALWAYS want to be present when your Inspection is being completed.

Only very experienced...and well financed flippers proceed without an inspection...though in very tight markets we see this as buyers try to get an edge.

Lynn a good home inspector is worth his/her weight in gold.  A Buyer who does not do a home inspection is very foolish.
