Shaun: It's good you do that. Ultimately, It's a gut feeling about whether the borrower is a good risk. Most of the time I'll send out a pre-approval letter that states that it is subject to all the necessary documentation to get the loan done. If I can run DU, then I have even a better idea if the borrower can qualify. Both of these can be done within an hour if the realtor needs a letter. Everyone understands that qualification is still subject to verification. Have a great day!
