Making Listing a TEAM Effort...Everybody WINS !

We LOVE real estate ....and as we say...."do it all the hours we can stay awake" ! These days java has been helpful as the days get longer, listings coffeemore and more plentiful. Every listing is different...the reason...upsize...downsize..divorce, estate, relocation ...the BIG WHY varies a bunch from listing to listing..that's part of what keeps our life interesting isn't it ?  We sure think so !

     We believe listing is a team effort...the tasks of the team vary with the properties and people involved. With some listings....an estate with the Personal Representative living out of the area...the involvment may be very minimal and as agents...you step up to supply the additional services that personal propertyare required to execute the listing successfully.  Downsizing or moving to senior living may mean drawing upon other resources to assist in pairing down the furniture and personal property inventory. If you are going to work with people downsizing...GO that extra mile...know who conducts estate sales, where and who recycles what, the charities that accept what kinds of things and if/when they offer a pick up service....You are "at their service" not the..."Put the sign in the yard and listing in MLS" agent...be the extra hand...helpful resource person.

      You may have Sellers who can be more involved in helping with the marketing of their home...it is part of their team effort. They want  to work with their social networks...online and off to promote the sale of their home and be a part of the Sellabration Success when the home sells quickly.  Give them the tools they need to do it professionally...supply the photography..the description...the link...go beyond ..."tell your friends and neighbors" .They will have greater success with better marketing materials.  Design and print the brochures that are attached to the box on the lawn...that they can take to work...and give their friends.

   Involve children who may be having some anxiety over the move and leaving their friends and neighbors...put them in charge of filling the brochure holder.  Making sure the welcome mat is "straight"....neatly folded towels in their bathroom for showings..."jobs" that are age appropriate for their participation. Praise their efforts ...everyone wants to know they are making a postive conriibution to the successful  sale of their home.

  facebook grops   Facebook groups...Oh YES...Subdivision or HOA sites OH I YES...give your Sellers a link...personalize an  "ad"....expand the network of your marketing reach to include everyone they know !

  Dad can take brochures for his golf bag or to have with him on poker night... Dads are social too !

        A family affair....a team effort...Cheer them on for the participation that will create a BIG SCORE  at the table of offers you will present !

Yes, I think it is a team effort and it is disappointing that some agents will only sell the home. We should be there every step of the way. I agree strongly with your last part.  Get their social media to help with marketing.

Listings are always a team effort and I always appreciate the sellers that get it and help out with the condition of the home, rather than the ones that will fault an agent that can't sell their garbage for top dollar, haha.
