Year to date, Washington County, Utah saw a decrease in residential sales as of November 2022 at 3,763 compared to 4,661 by November of 2021. The market has slowed with more inventory saturating the local area.
Average Days on Market has increased since July 2022 when it was at the lowest with 17 days to 41 days to date. Same time last year in November, average Days on Market was 29, it is currently 30 for November 2022.
Average list price in November 2021 was $895, 082 as opposed to this November 2022 at S764,498. Average sales price for November 2021 was $497,938, whereas, November 2022 brought $638,302 price.
Number of sold listings per month has decreased since February 2022 from 2021 as you can see from the above chart. The shift means more inventory hitting the market, higher DOM and a lower list to sale ratio.
The southern Utah area offers so much to buyers looking to purchase a home. Right now is still a great time to buy, even with the higher interest rates. After they go down, refinancing is a viable option for so many!
Temperatures are still optimum for home shopping, golfing, hiking, biking plus a variety of outdoor activities designed for an active lifestyle. Visit a State Park or National Park nearby and get a new point of view!
