Internet Lead Generation: It’s not as hard (or as expensive) as you think

I can't stand paying big lead companies for leads. I also refuse to pay $5-$20 per click for visitors. As an independent broker I'm smart enough to know that the "best" leads will rarely make it to me no matter how much I pay per lead. And, even if I do get someone who actually answers the phone, odds are I'm just one of four or five people to have called them within the last 48 hours. I'm sure you know exactly what I'm talking about.

It only took me a couple of orders with some of the big names out there to decide that I needed to just start generating internet leads on my own. It's important to note, at the time I made that decision, I had virtually no experience at all when it comes to websites and internet marketing. Fast forward two years and hundreds of hours later, I'm finally generating enough leads to keep me comfortable. And, I've developed quite an obsession with helping other real estate professionals do the same.

Over those two years I estimate that I spent about $4500 on internet marketing courses, tools, and other ways to "supercharge my web rankings", "explode my traffic," and "send a flood of visitors" to my websites. Let's just say I have a file folder full of so called "tools" and a pile of cd's and books that I may get to reading . . .some day.

Now, in all fairness, some of the tools are very useful and they can greatly help automate the process. There are few that I do actually use frequently and most of them had good information included with them. And, in quite a few cases, I just never got around to spending the time to implement them or learn how to properly use them.

I'm going to let you in on a secret, you can build a website that ranks well in the search engines and generates leads for less than $100 a year. Starting from scratch, with virtually no tools or experience, this can be accomplished in just a few of months if you are willing to put in some work. I'd estimate that with as little as an hour a day, you will be able to archive results. Now, the more time you spend, the better the results.

I do have one warning, you will not start raking in the search engines and generating exclusive leads overnight. It can even take a few months for your new website to even start showing up in the search engines. Persistence is the key and if you stick with it, you will be rewarded.

(Note, while I've personally focused on the mortgage side, the steps, tips and techniques that I use to generate mortgage leads should convert easly over to real estate leads.)

I can't tell you how great it feels to flip on my computer and see an email with the heading "NEW LEAD" pop up in Outlook! I want to help you achieve that feeling as well.

I also built my website from the ground up by myself. It took countless hours and going to bed at 12:30 some nights.. BUt I have it where I finally like it and feel that it is going to be a great lead generator for me...

Hi Joe - I completely agree with you that all of this can be done in short order! However, I just couldn't resist when I read where you said, "I'd estimate that with as little as an hour a day, you will be able to archive results. Now, the more time you spend, the better the results." I'll bet that didn't include the time of putting in all the original content into the $100 template, which I know can take some people many more hours. So what are you each worth per hour? $25, $50, $75? Let's see - $50 per hour X 30 days = $1,500. 2 months of that (not counting the original hours putting content into the site) and you could have gotten a custom designed web site that even included good search engine optimization techniques and let a professional do all of this for you... while you do what you do best! Handle new loan originations, or for other readers, list and sell houses. As a matter of fact, it seems very expensive to do it yourself. Not too sure I understand the "jack of all trades..." thinking. Oh well. Best wishes.

In response to Win, (by the way, i took a look at Win's site and his clients' sites and he definitely is good at what he does...at least in my opinion.  If you are looking for a professional to handle your Internet marketing, check him out at http://www.summitweb.com/) he gave the example of two months of work. In all honestly, if you are interested in actually going the "jack of all trades" route and giving it shot on your own, i'd at least double that.  I don't want to mislead anyone, this does take work and time.  And, if you've got $1500-$3,000+ that you can afford to pay a professional, you may want to seriously consider going that route. 

My simple point is, that almost anyone, with the ability to devote some time to the project, can build a well ranking website that generates traffic and leads.  It all comes down to time. And, in my case at least, no one pays me $50 an hour to sit around my house and watch TV.  So, instead, I invest that time in myself and my business and, hopefully, learn some new things along the way.

For those who want to give it a shot anyway, who can't afford the initial cash outlay, or who just want to learn the basics behind on-line marketing and lead generation before they hire someone to do the heavy lifting for them, hopefully, you'll be able to pick up some good information from what I hope to post in the future and from what other do it yourselfers are able to share.

 I would love to get your input on this!  I have worked a year on an old site, and recently started a new one...I'm back to square one.  I would love if you could guide me to what has worked for you!  I drastically increased our traffic on the old site, but I spent ALOT of time on it!!!!!!!!!!!!!!!!!!!!!

It is alot of work to get good rankings but you are correct there are many things that we can do to improve search engine visibility - most people don't do these things.  I would guess many of us would benefit from doing a little do-it-yourself SEO.

I'm definetly checking the "notify me of new comments" box on this one.  I feel the same as you do, instedad of watching tv, I could be more productive in building my website, and I've spent many, many hours that turned into days and months on my site.  I finally am in googles good graces but it is only for one town, in my county.  I would love to put in the work, but really don't know what my next move should be.  I learned about linking in the beginning, and went whole hog with it, but it was for that one phrase, and would like to get traffic from the other towns in my county.
