I got an unique call that asked WHY I used the word "DESIRABLE" to describe a neighborhood? That I was "crazy". That the neighborhood is noisy. Filled with loud children and barking dogs. The only good part of the call was when they hung up before i had to reply.
Lets go back when I got the listing. A suburban neighborhood located on the outskirts of the city. A cul de sac style street with newer homes. There was kids playing in the street and they do not get any traffic other than the people who live there. After a talk with the seller about my call, i got down to the reason the seller was selling.
Their neighbor, an older couple, no kids and 6 dogs. They moved their to retire. The seller like most other people on that street moved their to raise their families. This is a very desirable school district and we always have requests from parents for homes in this area. That made it desirable. The seller said it was their dogs who bark at their kids playing in the yards and riding bikes on the street.
What was the best way to go about this. Well the neighbor may have thought he got the best of me with his call. SO when i pulled up to my listing, there he was. SO I walked over and introduced myself. He was not so brave in person as he was hiding behind a phone. He did not have anything to say. SO I asked him if he thought this neighborhood was so undesirable, why does he not move to an over 55 community where kids wont bother him?
By then is wife came out, the nicest lady you could meet. She apologized for her husband. I thought she was going to hit him with the feather duster in her hands. She said she loves the kids, but her husband is just grumpy. That they are dog sitting for both their sons and only have 2 dogs of their own. That they want to move to South soon. Would I be able to list their home too? I sure can.
In the end I asked my seller (the family) if they will stay now that the neighbor is moving. He said no, as they want a bigger home in a more rural area closer to his work. In the end every one made peace. I put the families house under contract. We found them a nice newer home in a great desirable rural neighborhood. The older couple signed the listing, but is getting the house ready to sell. I am still using the word desirable.
The lesson and my infamous message is do not hire just anyone to list you home. Do not just hire the biggest company or agent. Take time to hire the BEST agent. The way I do business is to offer some of the best possible personal and professional service. To stand by them through each step of the buying and selling process.
