Time to Reach Out
In Atlanta Buckhead Midtown, when showing homes in a highrise, sometimes one sees Clients who purchased in those buildings before. They purchased a one bedroom at the Mayfair Rennaissance from us when they were expecting their first child. Now about five months ago, right at that table - in the Residents' Library of the Mayfair Rennaissance - sat our Client from Spring 2016. Working comfortably on his laptop, he used the large, elegant and comfortable room as his work space!
Introduced him to the Client I was showing around and found out that they now have two children! For a minute I thought, "Oh, must be getting a bit crowded in that one bedroom."
Sure enough, about three months ago, while showing in the building, ran into him again - this time in the Main Event Room. He was on his laptop at one of the tables, seated comfortably, working away. Again introduced to our new Client and moved on to showing.
B U T
This time, I thought, "Why not send them some info on two bedroom Listings and see if they might like to go look?"
So research fun produced an option in each of four buildings near where they live now. Sent them a "Hello - how are you?" email and asked if I could send them some info on two-bedrooms. The immediate reply was affirmative. We have gone out twice now and will again on October 3rd.
Pros and Cons: The big Pro for me is that we are already familiar with each other. The only Con was learning their new Needs and Wants List. Certainly different for four people when previously it was only two people!
For our recent trips out, I take a quick walk-through with them, point out features and then return to the Living Room. I open the sheet (for floor covering) and then spread out my toys from the basket I always bring. The children drift over to the toy area and I just sit there with them. Mom and Dad have time to go through the home again and share their thoughts with each other. Enjoy playing with their children while they walk around.
In many ways, for me, always feeling challenged by"cold-calling", reaching back out to them was like cold-calling. After the grand internal debate - to contact or not to contact - all ended well. Not that they will purchase on October 3rd - just that it worked!!! They are now asking me to show them other alternatives!
Reminds me of the motivational posts written lately by John Henry - Steps and Do-Overs and Ron and Alexandra Seigel who wrote about perserverance . Get out there and try! The worst that could have happened to me was their rejecting the idea. They didn't.
