Are you planning on selling your Southern California home in 2019-2020? If so, you probably are wondering which repairs you should make to your house before listing it.

In this article, we will answer this question, and provide you with tips on the repairs that you should make to your home before listing it for sale on the local Real Estate Market.

Step 1 – Verify That Your Home Is Up to Code

The first thing to do before selling your home, especially if you’ve been living there for a long time, is to make sure that your house is up to code.

If your home is more than 20 years old, there’s a strong chance that there may be some parts of your house that are not up to code and may pose an immediate danger to you or whoever purchases it.

Fixing code violations is an important step to selling your home because you don’t want there to be any last-minute code violations that could stop you from being able to sell your home for the most money possible.

When you hire a local code inspector, you can have confidence that they will find and alert you of any code violations because, they’re going to investigate your home inside and out. This includes checking the plumbing, attic, electrical/mechanical system, HVAC, and more, to look for potential code violations.

Step 2 – Check All of Your Detectors to Make Sure They Are Working

After verifying that your home is up to code, the next step is to check the carbon monoxide and smoke detectors to make sure that they are all working.

Besides replacing the batteries in your carbon monoxide and smoke detectors, you should also replace burned-out light bulbs in bedrooms and closets as well because if buyers start to find things in your home that are not working, or haven’t been maintained, they may wonder what else is wrong with your home?

Step 3 – Hire A Real Estate Agent and Schedule A Walkthrough

Last of all, but most important, another important thing that you want to do before listing your home for sale is to hire a local Real Estate broker like the Fred Sed Group and schedule a walkthrough of your home.

During the walkthrough, our agent will discuss with you what they think should be repaired on your home before you list it.

Consulting with a licensed Real Estate Agent before listing your home will save you the hassle of potentially spending thousands of dollars on unnecessary repairs or improvements that are not in demand for the area where your home is located.

Every year some homeowners spend up to $12,000 or more on their homes before listing them for sale when in reality they stand little to no chance of breaking even, or getting their money back.

Our strategy at the Fred Sed Group is to recommend the best changes, improvements, or repairs that our clients should make to their homes. We’ve been very successful with this strategy over the years and look forward to the opportunity of helping you to sell your home.
