Your agent shouls be brutally honest about the things that you need to get done when it comes to selling your house.  I use the words house and home with a distinct intent.  i know that your home has some very personal memories that will never go away.  When you decide to sell the home it becomes a house, a building with four walls and a roof.  Leave the memories in your scrap book and listen to your agent,  

 

Here's a quick home selling tip that's very important:

If you are a smoker and like to smoke inside your house, be warned that the smell of cigarettes can be a major turn off for potential buyers. They know the level of work they'll have to do when it comes to removing the smell of smoke and usually won’t even go see the listing if they know a smoker lives there. Don’t worry though - there are a few things you can do to offset the smell. First things first, try to smoke outside, away from the house, and not near any open doors or windows. Second you can try a professional deep cleaning of the house just make sure they specialize in removing odors. These are just a few tips that will help reduce the smell of smoke in your home, ultimately not smoking in the house will be your best solution!

Smoke smell is the biggest turn off for many buyers today, followed by pet odor and of course mold. Good advice as usual.

Hi Peter- odors are something that homeowners cannot hide. Pet and smoke odors are the two that will hit a buyer in the face as soon as they walk in the door!
