In general, you can expect to pay a premium for Mason condos when compared to communities further away from Cincinnati, although there is diminished opportunity for condos as you head away from Cincinnati.

So what do the stats indicate about Mason Ohio condo sales?
Key takeaways this month:
- Sales dropped more than half from the previous month. At first glance that might scare the bejeebus out of you, but context matters. The previous month was abnormally large for completed sales, most likely "robbing" September sales. Average the two months out and you've got a more normal total.
- Bottom line, the scarcity of condos for sale IS very restrictive and holding Mason back from better sales numbers. We keep hovering around a dozen condos not under contract each month, and of those, there are usually a few being built in Beacon Hill at close to $400,000 in price. That price is NOT for every condo buyer.
- At the more affordable price points, condos are being swarmed. We recently attended an open house in Village Lakes and our buyer had LOTS of company. The condo went multiple offers within a couple of days on the market.
- Great news if you're a seller? A median time to contract of 3 days.

The majority of the condos continue to sell in the $100-200,000 range. Only 4 sold for more than $200,000 this month.

There ARE some new construction opportunities not reflected in the 12 condos for sale, but they're going to cost you over $300,000 or more. Fox Hollow and Beacon Hill offer new construction opportunities if you've got the budget for them. - Distressed condos (foreclosures and short sales) for sale continue to be nonexistent. None completed sale and none are in the Active condos for sale.
So what does this mean to you as a Mason Ohio condo owner?
NO CHANGE THIS MONTH. The continued shortage of condos for sale works to the sellers' advantage, especially in the more affordable price ranges and the ranch condos have higher demand. Sub $100k condos that are not updated might take longer to sell.

NO CHANGE HERE EITHER. The good condos are selling quickly and with limited selection you need to look at new entries on the market quickly. It won't take long to determine if there's a Mason condo that will work for you. However, new construction is still a possibility and not all of them make it into MLS (and they're not cheap either).
