Myth: I'll get the best deal on the house if I call the agent listed on the For Sale sign

BUYERS, IF YOU ARE LOOKING AT PURCHASING A HOME IN THE NEAR FUTURE MAKE SURE THAT YOU ARE NOT LOOKING ONLINE AND CALLING THE NUMBER ON THE SIGN IN THE FRONT YARD.

THE PERSON ON THE SIGN IS WORKING FOR THE SELLER NOT YOU! DO YOU WANT SOMEONE WORKING FOR YOU?

BUYER: "BUT I WILL GET A BETTER DEAL IF I GO STRAIGHT TO THE LISTING AGENT AND CUT YOU OUT."

ME: NO!

TRADITIONALLY THE SELLER PAYS 6% OF THE SELLING PRICE TO REALTORS. 3% TO THE LISTING AGENT AND 3% TO THE BUYERS AGENT.

IF YOU CALL THE SIGN IN THE YARD YOU ARE GETTING NO REPRESENTATION. THEY HAVE MORE OF AN OBLIGATION TO THE SELLER THAN THEY DO TO YOU. THE REALTOR IS ALSO ENTITLED TO 6% (IN MOST CASES).

SO STOP DRIVING AROUND CALLING ALL THE SIGNS IN THE YARD AND JUST ASK SOMEONE WHO A GOOD REALTOR MIGHT BE OR JUST DO YOUR HOMEWORK ONLINE.

Great idea to get some good buyers. They do need a buyers representative. Many people don't know that you would get better representation from a buyers agent who is strictly working for you
