I am working with a buyer (self) on a lease agreement. The owner is an agent, and a very nice person to work with. The subject property needed small repairs and cleaning. We worked the repairs and cleaning out as concession for some of the first month's rent. The owner agreed to do some of the larger repairs such ad countertops, securing the outside doors and remove personal belongings from the property. The buyer agreed to do minor repairs such as fix door knobs, hinges and make ready cleaning. As of now very little has been done and we are going into the second week of the lease agreement. Of course the agreement can be modified because we have not received the keys to the property. The landlord is having a hard time getting the repairs done in time, which is understandable because I know how difficult it is sometimes, to have a property ready for move in when you have to coordinate different contractors to get good estimates. Not a problem, but when the buyer agrees to some repairs and all you have to do is remove some belongings and four hours of contractor work, it should not take weeks. Am I wrong? Maybe the buyer is just a little anxious and in the excitement, I get a little riled up? Hay, what's going on?

Is there any way we can offer reasonable solution to speed the process along without any further complications?

What are some possible preventative measures I can take in order not to have this happen again?

When negotiating with agents on their own property, how can we better separate business and personal matters?

You seem willing to be diplomatic, so my suggestion is to approach the subject of maybe hiring a handyman in such a manner. Most investors that I work with realize that they have some work to do before moving in, so I am taking my cue from them. They arrange with the owner division of labor as you have done, but then they look towards a contractor coming into to complete the work in a reasonable time. Telling the agent that you know he is busy, so could we arrange it this way. Good Luck Bryan. I just noticed that you are from Houston as well. Nice to see you here.

Hi Bryan...

I don't think you are over reacting at all, I think the owner/agent is taking advantage, and at the very least the money should be adjusted.  I would have them contact a real estate attorney and maybe send a demand letter?  You ask some good questions too.
