13 Reasons A House Is Off The Market

Reasons why homes come off the market

When we search the MLS and see that a property is no longer on the market...we may wonder why.

-Maybe they've changed their minds. Yep, it happens.

-The seller falls back in love with the home and realizes it is not the time to let it go.

-The seller has decided that they would like to keep it in the family...stay longer, rent it, but allow the kids/grandkids to inherit.

-Maybe they are taking an extended vacation.

-Maybe there are personal health or family situations.

-Maybe because it did not sell, and they want to try a new real estate agent.

-Maybe they made some changes to age in place.

-Maybe they need a break from keeping the house in pristine condition 24/7.

-Maybe they feel the season has passed. With an in-ground pool, extensive flowering landscape, tennis court etc...they want to wait till the spring.

-Maybe one owner has bought the other one out.

-Maybe they are not ready to adjust the price to meet the market demands.

-Maybe they were talked into a reverse mortgage.

-Maybe there is a concern with the property, needing a roof, septic, well, or some other major repair.

There are many reasons why a property goes off the market.

Bet you can add a few more.

Nick Vandekar, 610-203-4543 We are constantly being asked why a house is no longer on the market. Sometimes we know that answer...other times not.

Another reason I have heard is the Seller is waiting for values to go up ... to their hoped-for valuation. I tell them the values could go down, they don't always move upward.

What the devil do those spammers think they are accomplishing? I'm sure I'm not the only one who reported each of them. Jerks!

There are many reasons why people take a home off the market, and I'm astounded at how some agents react to that.

My son and his wife had their home for sale this fall, then decided to take it off the market until Spring. I didn't know that, so was unprepared when I started getting calls from agents in their city asking for my daughter-in-law. Apparently they researched my son and found every address / phone number he had - for what purpose? They could have called, texted, or emailed her.

In my opinion, that was a creepy tactic.

Margaret,  A lot of folks pull the house off the market in the fall. I tell my clients that if they really want to sell it is good to leave it on the market as the competition is less.

Dana Basiliere Less competition and serious buyers at this time.

So many reasons.  In fact, I just had a conversation with a seller, about the reasons, they want to take their home off the market during the holiday seasons.

Your last reason was the first I thought of when I saw the title. The sellers think it's a prefect house, they get an offer and then an inspection and then the repair request. That's when it hit's them. They have a house full of sketchy repairs or items in need of repair or maintaining.

There are so many reasons for a seller wanting to take their house off the market.  One is a stubborn mindset that their house is worth more than it is and they are not willing to reduce and decide they will stay in the house or list with another agent who they think can get the job done.

As an investor, the title sucked me right in- I had to read it. Almost every house I buy is off Market. You make some very good points.

Tis where the best deals are found. I'm closing on one tomorrow for $45k, value in excellent condition just over 200k, and it will take around 30-35k in repairs to put it in excellent condition.
