This is a quick update that I wanted to share regarding a comparison of year over year and East/West comparison of condo sales along Highway 30a here in South Walton County. I am going to be working on this data all day because I love data and I love my business.
The East and West ends are basically broken by Highway 395 which splits Watercolor, Fl and just to the east of Seaside, Fl.
Overall, Both East and West sides of Highway 395 saw declines in both Number of Listings Sold and Dollar Volumes of Sold Listings. Median Sale Price rose along the east end and declined on the west end.
East side: Number of sold listings dropped by 25%. Dollar volume dropped by 28%. Sale price did increase by 6%.
West side: Number of sold listings dropped by 27%. Dollar volume dropped by 57%. Sale price increased by 20%.
These numbers are interesting because the market is still rather healthy. Interest rates are historically low. The only real question out there is consumer confidence. What is going to change next that might affect the real estate market.
The next question is "When is it a good time to buy or sell? The answer is always, whenever it suits your needs. Real Estate is always local and very personal.
