WHAT THE SELLER LOVES

When we found our home at 502 Westgate Road, we immediately fell in love with the historic charm and curb appeal of this 1927, Cottage-style Bungalow, as well as the cute, tree-lined neighborhood. We envisioned ourselves relaxing on the large front porch enjoying a cup of coffee or wine and chatting with our neighbors. The beautiful cedar siding, original wood windows, tall interior ceilings and slate roof are attributes that you just don't find in modern construction.

What we love the most about our home is its historic charm with modern amenities. Other things we love are being able to utilize the front porch and back porch areas and having breakfast or coffee outdoors, watching our children and dog play safely in the yard as it is a fully fenced in flat yard, hearing the birds in the morning from all the tall mature trees that surround our property, the sound of children playing on the sidewalks, lots of natural light that pours in from the large open original windows, the absolutely beautiful oak hardwood floors, the solid five-panel wood doors with 1927 crystal door hardware, the sunroom area off the dining room, our updated open-concept kitchen with eat-in countertop, our finished basement with convenient adjacent bathroom.

ALL OUR UPDATES!

We have lovingly updated and renovated 502 Westgate beginning in 2004. Starting with all the beautiful frame and panel wood doors, we had a professional dip all the doors removing layers and layers of paint back to the wood. We then sanded, primed and repainted the doors using Farrow and Ball signature paint. We cleaned and repaired all the brass and crystal hardware. This was a big job but worth the time and money.

All the wood floors in the house have been sanded, refinished and varnished. All the ceilings in the house have been replastered, sealed and painted. The kitchen underwent a complete renovation stripped back to the insulation and rebuilt with custom cabinets and a neutral silestone countertop resistant to heat and scratches. We preferred the look and quality of Silestone over Granite!

Then, we added a much needed concrete driveway spanning about 60 feet giving us enough space to park 3 cars easily. An Amish-built wood shed built on concrete slab was added at the same time. We chose Trex material top of the line decking Transcend Island Mist for years of maintenance-free enjoyment for the back deck. Gutters and downspouts were replaced with aluminum half-rounds, in addition to flashing and slate replacement, and repairs to the roof were made by a traditional slate roof craftsman.

The basement was sound-proofed and renovated and outfitted with a home theater including a 100" projector screen for movies and football. A full bath was added to the lower level also. All the exterior trim and windows were scraped, primed, and repainted which took many weeks but resulted in any lead paint being removed or encapsulated. The Cedar shake siding is in outstanding condition and is approximately 20 years old. We extended its life by cleaning & restaining in 2008, and as such it has another 75 years of life with proper care in future years.

The upper level bathroom was renovated in 2018 and the upstairs rooms were all freshly painted and crown molding was added to the middle bedroom. The backyard was given a facelift including leveling, re sodding, and a flagstone patio was added by a professional landscaper for barbecues and firepits.

Appliances were recently updated in the kitchen as well as a wood-burning fireplace insert and new chimney liner installed in 2018 that is used often. Built-in cabinets were added in the living room area on either side of the central fireplace. The front yard has been professionally landscaped with flagstone. Our utility costs for 502 Westgate have been incredibly affordable. We also use our fireplace insert often in the cooler months which helps considerably with heat costs. Our energy bills are half of what we had paid in our previous dwelling.

WE LOVE OUR NEIGHBORHOOD

In Westgate, our neighborhood is a close-knit community where everyone knows your name and says hello. Every day you will see people walking with their dogs or families in this amazingly walkable neighborhood. Westgate is also one of the only dead end streets in the area, so residents here enjoy a reduced amount of traffic down Westgate Road. Not only do the greater Westgate and Ten Hills communities have Facebook pages, but Westgate Road alone has its own Facebook page where residents can share information.

This is a wonderful community that has frequent porch parties and Halloween on this street is so much fun! We wound up in this area of Maryland (neither one of us being from Catonsville) because of its close proximity to many of the major cities (such as Baltimore, Annapolis, Washington DC, Frederick), government installations, universities, and transportation hubs/commuter routes including the Marc Train stations. It is so easily accessible to these areas because you are literally situated in the center of the state.

GREAT BEING JUST MINUTES FROM CATONSVILLE

Where do we start with Catonsville? This is such a wonderful suburb of Baltimore that feels like a small, main street town where you run into people you know all the time. The community has a great library, Fourth of July parade and festivities, great churches, great public and private schools, music concerts at the Lurman Theater, wonderful extracurricular recreational activities for our son, and a terrific farmers market on Sundays from Spring to Fall.

This town has it all! Some of our favorite restaurants in the area offer both eat-in dining and delivery. Hu-nan offers THE best orange chicken and delivers right to your door. A short drive into Catonsville offers Catonsville Gourmet, Atwaters, State Fare, and much more. We also love going to Paradise Cafe for breakfast on Saturday mornings. The Giant Food grocery store at Route 40 and Rolling Road has been recently renovated and is very nice. We also enjoy shopping at some of the cultural grocery stores in the area, such as the Asian market for fresh vegetables and fish.
