I was recently involved in my own AZ commercial real estate transaction, as a seller, and AZ Title Insurance is customarily provided--and paid for--by the seller.


The transaction, an in-state but non-local transaction, fortunately allowed me the convenience of signing our escrow documents nearby, with the local branch of the title company  selected by our buyer.

Reviewing the HUD with our local escrow officer, we found that if we switched title policy underwriters, we could cut the cost of our seller title policy almost exactly IN HALF.

Switching policy underwriters allowed me to increase net by several hundred dollars. A big dollar deal could make that savings much higher.



Our non-local escrow officer did not tell us that we could do this.



Fortunately, our local title goddess pointed it out. It's not their job to advise, so you must be proactive.

It is really important that you QUESTION THE UNDERWRITER OF YOUR OWNER'S TITLE INSURANCE POLICY AND THE DIFFERENCE IN COSTS with an escrow officer you trust.

In many cases, THEY WILL NOT TELL YOU THERE ARE LESS EXPENSIVE OPTIONS UNLESS YOU ASK.

Do not assume that you will automatically get the best price for settlement costs.
