Have you ever wondered WHY a home has not Sold? You may see it, homes selling in days in some areas and then the one home that seems to be on the market for ever. Some times it is beyond ones control and for others, there is some one to blame. There are "one of a kind" homes and factors that affect selling.  Some may sound harsh, some may sound like common sense. In the mean time please enjoy my blog based on my experiences here in the Manchester NH area.

 

 

 TOP 5 SCARIEST Reasons your home will NEVER sell

 

 

1. YOUR HOME IS OVER PRICED:Nothing can keep a home from selling more than it being priced to high.

 

2. THE EXTERIOR OF YOUR HOME IS NOT APPEALING: Many Buyers may drive up to and then right by a home that is not appealing. Exterior paint, landscaping and the way your yard looks all matter.

 

3. YOUR HOME SMELLS:We work hard to get a buyer to see your home for sale, make sure they are pre qualified and get them to come inside. When the walk in, the last thing we want is for them to run back outside because of a bad odor. It does happen, litter boxes, pets who have used the carpets as their litter box, smoke, mold/mildew and cooking odors should all be eliminated.

 

4. NO ONE KNOWS YOUR HOME IS FOR SALE:You listed it, how could no one know it is for sale? Putting a home in mls and placing a for sale sign is not a recipe for a quick sale. Marketing the home to the most potential buyers through a variety of medias gets your home in front of buyers.

 

5. NO ONE CAN GET IN TO SEE YOUR HOME:Nothing is worse for a listing agent who can not get a buyer in to see the home for sale. You are too busy, it is dinner, the kids are tired, you didn't have time to clean, you have visitors, your favorite TV show is on are all excuses we have heard. The bottom line is if a buyer can not get in to see your home when they want to see it, they can not buy it.

 

IN SUMMARY many home owners just did not know the right or wrong way for things to work when a home is put up for sale. The difference is SERVICE. Many find out what bad service is when they get left alone during the selling process. GOOD SERVICE is a mix of communication, knowledge, experience and standing by you through each step of the selling process. There is many steps in selling a home. Finding a buyer is some times the easy part. Getting the sale to close is the hard part. Knowing what comes next and what is the right way to do it can make your home selling experience a better one.

 

 

There is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. The list of why properties linger, mold and haunt the MLS carousel like unclaimed luggage. Location Location Location and what is going on around the sticks and bricks. That is right up there with price is nose bleed high.... which I blame the agent or broker for taking the listing. Not just vilifying the seller who's numbers are off. Access if like getting into a bank vault locked up tighter than a drum difficult. That keeps the place on and on and on the market from missed opportunities. I have sold many properties for this client over the year's. As a consequence, I was somewhat "obligated" when he asked me to help him find a builder to construct a new home. Once the home was completed, I made the sale. Week's after the client taking possession, he decides to sell the home? Once again, obligated. Has this client been "difficult".....definately yes! Nobody today, practicing in the real world of real estate sales, believes that a realtor's job is a "cake walk". Client's like the one mentioned here, help pay the bills and makes me appreciate that rare customer/client........who, emulates the "ideal participant" in a business transaction.


Back to business, I've got to write up a sales contract this morning and then off to a closing in the afternoon! Have a good one......

When I was selling my own home, there were definitely days I did not feel like getting the house show-ready and leaving. But my goal was to get that thing sold, so I straightened it up, turned on the lights, and went to do something for an hour or so. If I had done any of the above 5 things, I probably would not be in Montana yet.

One agent I worked with fired her listing client because she refused to clean the cat's litter box. How dumb was she??

As for the exterior - that's always been a problem around here. I recall feeling embarrassed when I had to call listing agents and tell them I did NOT show their listing because when we pulled up in front the potential buyer refused to get out of the car.
