Unit Sales Drop Back to a Lower Level; While Prices Firm-up in Battle Ground WA for September 2019
Unit-sales of pre-owned homes dropped back down from last month's unusually high number to a post a much lower result. Sales prices held just above last month's posting. Here are the key points for this month:
- The 3-Month Moving Average Sales Price is $406,795 which is down -4.12% compared to the previous year (up a few hundred dollars from last month); with the 12-Month Moving Average now at $411,219 or, -0.11% compared to last year (a $14 decrease from last month).
- The Inventory level for Resale Homes slipped to 2.4 Months (down 0.1).
- Approximately 42 Pre-owned Homes closed, compared to 47 Sold in 2018; a decrease of 5 homes (-10.6%).
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2018.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 1 (2.1%) in September 2018.
The Average Sales Price for Battle Ground moved up slightly to $406,697 this month, and is -$17,495 lower than at this time last year; and now leads Vancouver's price-level by $34,181 (up from last month).
Next up we have our first chart showing the trend for the Average Number of Pre-owned Homes Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-lines:
The short-term trend held near its peak for the year owing to last month's very strong results being averaged in; while the long-term trend is neutral to slightly positive. Year-to-date Battle Ground's unit sales are now only behind last year by 6 units (-1.45%).
Our second chart plots the trend for the Average Sales price:
The average sales price held its gain from last month; with the action strong enough to arrest the decline of the long-term trend-line. Given the many years-long run up in prices we've been expecting to enter a period where we slowing and consolidation of the price-gains.

Both New Listings and Pending Sales actually increased modestly this month; while Closed Sales moved lower - which was not un-expected after last month's huge number; the combined result is a 0.1 months decrease in Active Inventory.
This month's Average Closed Sales price was about the same from last month; while the Average Price for New Listings jumped up to one of the highest levels of the year.
Finally, the Average Days on Market and Median Days on Market both moved up in a manner that is consistent with this slower time of the Season.
