Home Sales Finishing the Sales Season Strong for Camas WA in September 2019

This month Home Sales in Camas WA saw strong unit-sales results, with prices firming up. Here are the highlights for this month's report:

  • The Short-Term Average Price Trend is in negative territory at -1.41% lower than last year (-$7,622) although higher than last month; with the 12-Month Moving Average barely positive at 0.87%
     
  • The Inventory level moved lower by 0.9 months to 2.4 months of supply for Pre-owned Real Estate.   
     
  • Approximately 49 Resale Homes closed in September 2019, compared to 49 Sold in 2018; which is no change (0%) from last year, and 20 fewer than last month;
     
  • REO/Bank Owned property sales were 1 units (2% of total); no change from 1 (2%) in 2018. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2018.

The Average Sales Price is now approximately $125,867 higher than the Clark County average for this month (an increase from last month).

Relatively strong Unit Sales these past few months has been able to move the long-term line meaningfully upwards; and the short-term line is at the second-highest level ever. 

The Average Closed Sales Prices moved back upwards, although still lower than last year's level. The long-term trend for prices is showing a small upwards bias.

The substantially lower home loan rates we've recently hit have helped generate improved unit-sales, and a firming up of prices. This has been seen across Clark County in addition to Camas.

The Inventory-by-Month graph shows both New Listings decreasing at the same recent-rate; with Pending Sales moving up moderately; while Closed Sales dropped significantly although last month was extremely high; the combined result is Available Inventory decreasing by 0.9 months!

The middle chart shows the Closed Sales price at a level higher than last month; while the Average List Price posted a much higher number.

The final chart shows the Average days on Market and the  Median increasing substantially, which is not uncommon at this time of the year.
