home staging funds

In a recent article I discussed the fact that it will cost to prepare a property for sale.

If you haven't read that piece then just click on the blue words above and you will know what I'm talking about.

BUT, preparing your home for sale may not be as big an outlay you as you may have thought.

There are three major factors concerning what you need to stage houses for sale. They are:

Time

Money

Skill

By using a mixture of all three (time, money and skill) in the amounts best suited to your particular property and your specific needs and capabilities you will be able to move your real estate up the market ladder.

When an excellent home stager assesses your property and discusses your abilities and your budget you will be assured of being on the fast track to present your home in its best possible light.

Calling your local home staging expert costs you nothing!

Failing to properly prepare your property to be its best in today’s market is much more likely to pinch your purse. Can you afford it?

Oh Yvonne - what a great point.  In the past, I have found clients who are so fixated on the price (investment) of staging, that they miss what they potentially gain - whether it's a competitive advantage over another home or a contract to buy your house instead of the one next door.

Certainly the investment of a couple hundred dollars to a few thousand dollars is worth the reward of a sale?!  It goes back to the old saying that you get what you get and you don't throw a fit OR you only get out of something what you put into it OR you're either part of the problem or part of the solution OR something else like that.   - Calie

Yvonne, another well thought out approach to get the point accross.  The answer is that for most, they can't afford not to stage!

Yvonne....If only everyone could understand the concept of staging - it's not a luxury - it's a necessity, when selling a home!  I have faith that one day everyone will GET it.

Calie, Where were you when I was racking my brain for the little blue points that I put in my last post? :) You have great ones! It is so good to see you here in the rain again. We would love to hear more from you and see your awesome posts again. That isn't a hint -- that is an invitation or a threat. :)

Cathy, while a few people live so simply and with such good taste they may be able to step to the plate with little coaching that is not the case for the majority of house sellers. You are right, of course, who can afford to throw away time and dollars?

Elaine, yep! It is a simple concept. I was hoping not to use any industry-only words in this post. I wanted it to be understandable and useable. Thanks for confirming that for me!

Gary, I so appreciate that you would use the words, "well thought out" because you, fine sir, are a master at thinking things out. THANK YOU!

Yes Debbie! Like you, I think the time is coming when they will get it soon or they will get it later. Those who get it soon won't have to worry about playing a catch-up game later. :)

Terrylynn, some of my friends (OK most of them) think I'm just a bit on the "strange" side because I truly enjoy reading the dictionary. If I do have a way with words it is because I let words have their way with me. :) Thank you so much for always commenting so kindly!

If home sellers could only see what we see on the other side of that close-to-expiring listing agreement...  Price reduced for quick sale!

it is destined to become common practice; right along with selecting a Realtor, appraiser, lendor, and home inspector.  Selecting your home stager.  time . . . just . . .  time . . . a matter of time . . .

Hello Yvonne...catchy title!  Now that staging is becoming more known, explaining the benefits of investing in staging will be the current round of education.  Like Karen D mentions, it will become common practice...and it will simply take time.  Nice post!  Regards-Kathleen G

So true!!

At the very least, a consultation with a home staging professional will chart the course for home owners so that if they want, they can continue the journey themselves - to a fast sale and money in their pocket.

And consultations don't cost thousands of dollars so investing a few hundred dollars before listing is extremely inexpensive versus facing a price reduction of $10,000 once the home has been sitting on the market!

You are so right Kathy A! It appears that educating home sellers is where we need to go within the industry. While that is not an easy task, it is not impossible either. We just keep plugging. Thanks for commenting!

So important to stage - most lack the imagination to see what a property could truly be

Heather, you know the good part is that a professional home stager provides information which, while invaluable is indeed quite inexpensive. Thanks for stopping in!

Yes Susan, sometimes just suggesting a place for the home office can be a deal maker. Or, showing how to deal with two focal points in one room will help a buyer know how to use the room. You are right only a few can visualize the possibilities. Thanks for stopping in!
