How LOW will you go? I am not talking dance moves, I am talking commission. There is a new wave of online tips, that tells sellers to have agents bid listing their home. The agents with the lowest commission gets the listings.

 

Yes this is really happening and I will tell you why it is so wrong. A Home seller should ask how much an agent charges, but MOST IMPORTANT, is to ask what you get for what you pay.

 

You would not hire the lowest price teacher, lowest price doctor, lowest price dentist, lowest price plumber or lowest price lawyer. In this world, you get what you pay for. Now that does not men you can't save money when selling your home. It does mean you should not just focus on commission.

 

A great listing agent will more than cover their commission with a quick sale at the best obtainable price. DO you want a low cost agent to list your house, put a sign up up, put it in MLS and wait for a buyer to come to you? Of course not, but that is the sole plan of many discount people. 

 

My last listing appointment where the seller asked this question, asked me what I would do different. The answer was simple. I do not wait for a buyer to come to us, I go find buyers. Using marketing and advertising to reach the most potential buyers we can. Show them your house is for sale, what makes it special and why they need to come see it right away. 

  

In the end, sellers should be care full. We have a changing market. Pricing a home is an art. Getting the seller the most money form a sale is one of our goals. Reducing or eliminating stress is another. Ask questions and do not settle for less because the Internet tells you to.  

 

 

The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process. My message that I want to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

Hi Scott- agents who offer not just their ability to list a home on the MLS but also their experience, local expertise, knowledge, judgment, etc are adding much more to what someone might get if they looked solely for the lowest commission.

As I often say, you wouldn't hire a cheap attorney or doctor as too much is at stake. Don't hire a cheap broker... your biggest financial investment is at stake.

Coming home from town today I heard a radio ad for a real estate company offering a 1% listing fee and "professional photos, drone photography, and great marketing. "

My thought was "Yeah sure."

Beyond that, when I was an agent you could lose your license for revealing your commission to other agents. I'm in Idaho and that ad was from Washington, but I always assumed the same rules applied.

Has that changed?

You ask important questions about how low can a real estate professional go, and still provide adequate professional marketing and service to a seller.  I remember during the 1980s there was a company that I believe was nation wide that was a discount broker.  They did fairly well when homes were selling during that robust market.  However, they bit the dust when things got tough, and homes weren't selling at lightening speed.  Somehow, I think we may have deja vu all over again, if there is a market downturn.

Good morning Scott. Never been good at the limbo, so I don't go low. Once a guy wanted me to cut my commission by about 15%. I said drop your price by 15% and I will play. He did not like my sandbox! Enjoy your day!

Those ads are illegal here and i would think federal too as part of the anti trust??? Yet i hear them here to Marte Cliff

Do you know how quick I would disconnect from ANYONE who said that to me?

Right there I now know that they place NO value on our time, expertise and resources.

If you accept a client like that, they will rape and pillage your very soul. I am not being overly dramatic here, LOL
