GOING GREEN TO ATTRACT BUYERS AND DOLLARS!  

MAKING MONEY AND SAVING MONEY

Here are some easy, yet smaller projects that can increase a home's appeal in a time of high energy costs and an extraordinary focus on being green. Of course make sure you market the home with these positive, new features.

  • Replace regular light bulbs in permanent fixtures with compact fluorescent light bulbs. You will start saving now and buyers notice the upgrade.
  • Install low-flow showerheads and toilets and sink faucets. In some counties in Georgia it is now required as part of the transfer of title. So getting it done now will save you money today and avoid last minute fixes when you get that offer
  • Install an ENERGY STAR qualified, programmable thermostat Program your thermostat based on life style, if you're gone from 9-5 have set air conditioner to start maybe 30 minutes before you walk in the door not all day while no one is home. You can really save big dollars and still feel cool and comfortable.
  • Close the damper on the fireplace. Did you forget again this year? Don't let you cool air go up and out. It's like tossing money in the air never to have it land at your feet again.
  • Add insulation to an attic. Make sure the attic is well vented and insulated also make sure the attic stair way or door is well sealed to prevent heat intrusion.
  • Insulate water heater tanks for energy savings. Wrap it up and keep it warm or think about going tank less, many counties offer rebates for going Green. Ask you water company they may have some great rebates. Great way to get PAID for going Green. Buyer will love moving into a tank less house.
  • Repair water leaks in tubs, showers and sinks. A drip can cost a mint; did you know that a hot water faucet leaking one drip per second wastes 200 gallons a year? Now you know why they say money down the drain. Buyers will quickly notice a dripping faucet that you have long ago tuned out and think the house is in need of repairs and turn away.

Savvy buyers will ask what utility costs are or to see actual bills, especially in older homes, So make an before and after chart showing Home Buyers how "their" new home is a Smart, Safe, Green home that will help them save money from day one. You would be surprised how far this goes in the decision making process.

Yes these are all excellent ways that homeowners can help offset rising gas and food prices. I have implemented many of these methods myself, and I have seen drastic changes to my monthly utilities bill. Everyone should know that by just doing these simple and easy changes in your home, you can save huge amounts of money that you never even knew you could be saving! Another way that people can go green in their homes is by switching from regular oil heating to bioheat, has anyone ever heard of it or made the switch?

Did you know that if everyone switched to bioheat we could conserve 400 millions gallons of regular oil. That's a huge amount! I wish everyone could see the light. I would love it if you would check out the site on bioheat to read more background info on it. TONI I don't understand why Builders cant make the shift in thinking the cost is not that much higher and buyers would gladly pay for a Greener Home and many counties and states offer rebates ect.
