Old Forge Crossing has been very active throughout this year with sales happening quite quickly when apartments or town homes have come on the market. Demand has been sustained throughbout the year mainly for two reasons; one it is a wonderful location for everything in the area, secondly it is a great price point with many amenities for owners and renters.

 

Old Forge Crossing community poolLocated just south of Route 202 there are just over 500 units in the development, it was originally constructed as a rental complex then converted to condominium ownership. It is built on over 40 acres of land with walking trails and has a community swimming pool, tennis courts, club house, and gated access to the Chester Valley Trail.

There is plentiful parking and mail at the moment is delivered to your door. Each unit has its own washer and dryer inside the unit and their own private entrance. Apertments also have plentiful storage.

Units in Old Forge Crossing are made up of 1 and 2 bed room units with some on second floors having an additional den, some have wood burgning fireplaces, the 2 bedroom units have 2 bathroom and the 1 bedroom units have 1 bathroom. Dining and living area is an open plan concept with a small kitchen, some of which previous owners have opened up to complement the open ploan concept. Many units still have original cabinetry and elements of the original tile work in the bathrooms. There are also 2 bed room 2 1/2 bath town homes as well which are scattered throughout the complex and are over two floors, with bedrooms and ensuite bathrooms upstairs and living space and a powder room and laundry area downstairs.

Prices have remained stable in Old Forge Crossing. October saw three homes go under contract, 2 one bedroom units, both ground floor so no additional den, and both updated somewhat in either kitchen or bathroom plus one 2 bedroom 2 bath unit also without a den. Additionaly a unit listed on November 1st by myself sold in one day, this was also a one bedroom unit but with a den and fireplace.

Currently there are no homes available for sale but there are two homes for rent available both one bedroom units.

Nina Hollander I agree, but consumers are so often looking for rapid gains forgetting real estate is a long term investment not an overnight wonder.
