After receiving an email on a property today with an inquiry about "issues" on a property. So I decided to look up the property and to my surprise I seen this piece.

"HUGE Price drop.Back on market. Home sold as is There are some issues (we have inspection report) Seller no longer making payments! This will be a short sale! All offers will be subject to underlying lien holders approval.Three bedroom with territorial view.full wrap around deck,Large double car garage and shop plus additioanl storage in back. The living room/ dinning room area has very nice hardwood floors."

Broken and choppy writing is nothing new for agents to do when entering into property descriptions into MLS. But it should be noted that these descriptions are not only viewable to agents anymore. Since everyone and their brother has an IDX on their site these description are now viewable to all who use IDXs to search.

I recommend not to write for other agents when it comes to the MLS because it is more than just agents reading. Descriptions can be written effetively as well as fluidly even in the minimal characters allowed by the MLS. Just a quick thought.

I wonder if the Seller has seen this MLS Listing - It's unprofessional in my opinion.

I bet the seller would be surprised that it was written this way no matter what the condition or status of a home is.

Here is a good one i seen today...

"Wonderful 3 bedroom, 2.50 bath home in The Farm at Woods Creek. Very nicely maintained home with very spacious Owners suite with dual sink vanity, shower, large linen closet and a walk-in closet you only dream about. Main level is light and bright with open floor plan, large kitchen with dining area, family room, walk-in pantry and slider to patio. Fully landscaped with beautiful foliage, fountain, lights and soaker hose water system. Fully fenced and no homes directly behind you."

Toby

I appreciate the honesty on the part of the listing agent, but there needs to be a level of professionalism when describing a property.  "Issues" is a very amateurish way of describing a piece of real estate.

By the way, do you have an outside blog that I can add to my blog roll?

Thanks, and I look forward to hearing your thoughts about the world of real estate.

Hey James, the punctuation is pretty bad too :P It is just that these type of descriptions show up on some powerful private sites now and the exposure for each listing is tremendous. My outside blog is http://www.barnettassociates.net/blog/ and that is awesome that you would consider me for your blogroll :)

Toby, great post, I agree with you 100%.  If you can't write a good description, then don't write one at all....Bedrooms baths square footage would be sufficient.  Some of us think we are excellent ad writers and that we are actually attracting buyers with our abbreviations and slang, but we are definately turning them off.
