Looking for leads in all the wrong places...Could be a great country and western hit but it sure is not how you wish to spend your day! In an effort to bring forth my heart and soul into my new active rain world I have borrowed the draw of giving you a list in hopes to mingle and meet you! Even better than that - I hope to really give you something of substance and something you take to the bank with a few closing checks! So here goes all of my 15 years experience in real estate from the most simple to most crucial to know to survive...THE A LIST OF TOP 10 LEAD GENERATION TIPS FOR GREATER RESULTS!

1) Get out of your real estate world box and be the coca cola of the real estate market!

Social Networking is very powerful but do not forget what it is like to get FACE TO FACE with PEOPLE IN GENERAL! This means that there are more people in your community that are just everyday people that are NOT buying and selling than there are buyers and sellers. SO, WAKE UP out there and learn that you have to start working your community and be a visible icon to everyone - everywhere! Sure, sending just listed and sold postcards work and tooting your own horn for any and all accomplishments but let's get real here! Get to the heart of people and you will get leads!

SERVE! GIVE! SERVE!

I almost feel like the a preacher pounding this message but the stats are in (my stats) and the fact is that more people will know you when you reach out and build relationships. TALK the TALK and WALK the WALK everywhere you are and get out of the real estate marketing box and get your ads, your name, your body in places with people that are NOT currently buying or selling!

Because those people talk to to others and it is not always what you know or who you know but WHO knows YOU and KNOWS what you do!

2) KNOW your market Stats and be the GO TO SOURCE for Real Estate!

The best thing I ever did to really understand my market was learning how to break down stats from MLS and really learn my market area. Not just the area but key neighborhoods that I would work! Put your stats in a yearly binder and use it on listing appointments. Of course, show your personal stats compared to local stats and if you are new - get your companies stats and share those! Feel free to R and D my stats layout. *R&D meaning RIP OFF and DUPLICATE! My stats book is nothing fancy but it works great - Posted on my real estate website at www.wardsmall.com ! Make sure to know the average days on the market, list to sale ratio and average price range of homes that are moving etc...HOW and WHY is this going to give you leads?

SHARE YOUR KNOWLEDGE! Send the chamber heads and bank leaders of my community a full market report each year - the mailing goes out by January 15th to about 50 BIG executives, attorney and big corporate heads! This puts you in front of them as a SOURCE OF KNOWLEDGE!

Leads come if you stay consistent on this. Send quarterly postcards as well to these heads with current stats updates!

By the way - knowing your stats is not just pulling the ready made figures from MLS. It is researching and viewing homes online and REALLY knowing what is happening in your market place. When you go on a listing appointment you know why the Jones house at 123 SOLD CHEAP ST.  because it had functional obselence when they made the laundry room the 1/2 bath for guest and kept it as a laundry room as well! DO YOU GET THIS PICTURE YET?

3) REACH OUT IN LOCAL BLOGS WITH YOUR KNOWLEDGE

 Once you do step 2 take more of your flowing knowledge to a local blog scene. Not sure if you have any? Check your newspaper and google your local TV stations! There are many local places that would love to know about what is going on and YOU need to be the person giving this information! Do not ever forget to sound off with "If you know anyone in need of my real estate services, please send them my way"!

Do you use Virtual tours? Why not go an do a few on local scenes of interest to share with your community - Maybe a new school building or townhall? Maybe a new complex that you want to feature - Maybe feature the park, mountains, beach or whatever it is that brings buyers to your area! Post these links on these sites and show people WHY they should be working with: YOU! By the way! Hello POST it in localism here at:

4) FARMING IS STILL ONE OF THE BEST TOOLS FOR REAPING A CASH CROP

If you are not a huge believer in farming neighborhoods...Think twice about this! Framing is back to the basics but I hope the show the world a different twist on this basic marketing magic! My twist is easy and it works! The methods I teach are based on the concept called RELATIONSHIP MARKETING!

Yes, you still are the person to share what is going on in real estate but focus farming methods more community driven events and work towards more of a GIVE and SERVE method. A few ideas of the farming plans  that have worked best in the past for me are: Coat collections for the homeless, food drives for the local food pantry, back to school supplies for needed families, Community yard sales, Pride in Ownership awards, ICE CREAM socials, Driveway flags, community parties! More of this can be found on the CD "LISTING TOOL SUCCESS KIT"! I get leads from people all of the time in the two neighborhoods that are served by these methods. Try this and you will be known and seen as a real go getter and on top of your real estate game!

 

5) CLOSING PARTIES WORK WONDERS

Do you host closing parties for buyers? Once closed just ask them for a list of 25 people to invite to a closing party! Give them 3 choices on food for to serve depending on the taste of the buyer: Wine and Cheese, Beer and Pizza, Cupcakes with mints and punch! Simple - yes! If budget allows hire someone to cater and serve but you can budget this for less than $100.00 and in return you get 25 leads for your database and you get to socialize with your clients friends and YOU are the hostess with the mostest!

Try a year end GALA event! I have done this since 1994 and of course, the party has gotten much bigger and now includes wine and wine servers, band or piano and a full catered party . This gala is the 1st week of December and everyone is asked to bring a new toy for TOYS for TOTS. Marines stand gaurd at the box of toys and the night is ful of fun and social networking ALL ABOUT YOU! Make sure to tell your guest they are welcome to invite another family - just RSVP - the more the merrier and the more people you meet the more leads that will come the next year! Take pictures and send everyone a thank you newsletter sharing how many toys were collected and  how you value them as customers for life!

 

6) FOLLOW UP BEFORE...DURING...AFTER!

When I list a home my seller gets about 5 greeting cards the 1st month with special thanks for allowing me to serve them! When I meet a buyer at an open house that person will get 3 cards from me over the next 2 weeks!

When I close a client they get a handwritten card from me every month, chocolate at Valentines Day, Candy at Halloween and Cookies at Christmas all for less than 50.00 - they also will get an Home Anniversary card for 4 years for less than $5.00 and my clients are my biggest lead source as well as great repeat business!

7) WEBSITES WORK IF THEY HAVE LEAD FORMS ONLY!

A website that has no lead forms may work for visiblity but you have to have a way to capture the leads! I am a rep for TopProducer Systems and was very clear to them I would not promote the websites until I believed in them. I kept my other sites to compare lead traffic and was amazed at the hits and leads that were automatically stored on my TP8i account! I do not care who you use for your website company just make sure they have a way to get your leads to you in a fast effective manner for follow up

8) CALL CAPTURE WILL CAPTURE YOUR ATTENTION

If you want to test me on this please do! Go look in any real estate magazine and see what agent is using a call capture company and call that office and I will promise you that the agent is a top producer. I recall in 1995 when pagers were the tech tool to own I would have between 50 and 60 leads per day from my call capture on ads! It still works the same today and is a great source of referral business for me! Compare if you like: archtelecom and FreedomVoice are the 2 I have used - they both have a total different price plan - FreedomVoice has more features for the money...I have no relations with any of the businesses but I do know that Dirk Zeller represents one and I will assure you whatever he promotes is worthy!

9) USE HIGH TECH TOOLS WHEN NEEDED! 

There is a need for every client and the best real estate agent will have a tool box of tools to use for each job!

Video email is a great added bonus to have when you have clients that you will never meet face to face. There are many ways to make this happen from using your camera video and posting a note on YOUTUBE to an Activerain video source. Check out Brad Anderson's blog for more information on this! My advice is to determine how much you will use this and pick the best plan to meet your budget! There are lots of FREE ways to use video so learn all of your options!

ECARD Signatures are one of the neatest tools I have seen. It may look huge here but I can tell you it looks perfect in all of your outgoing emails! The best feature to this card is the links surrounding it will drive up your site traffic and will impress your clients. The card can be FREE with an ad tag beside it or it is a small annual fee to have it removed. The main feature to removing the ad is getting to track your leads and using this as a proven tech tool on a listing presentation! Maybe you feature your new listings as one of the links!

10) BUILD YOUR EMPIRE BY WORKING YOUR DATABASE: DRIP AND DOMINATE

I could have never closed over 150 units without a system like top producer! Many agents have TP and have no clue what they have available to make money with this! Did you know that every client in the system has a personal website that you can create for them to watch the listing and closing transaction steps and know what you are doing for them! The lead generation in building your empire by working your database is making sure that everyone in your system has some type of ACTION PLAN attached to them - Sharper Agent is another great tool to DRIP and DOMINATE your database with ecards! Follow up in any system must be automated to work for a busy agent - so make sure to get the ground work done for this and you will be home free in making sure every client is set up in your system to GENERATE YOU MORE INCOME WITH LEADS!!!

I am huge on checklist and systems. With so many ideas, break down the one or two that you find are the best fit for you and how you want to do your business. Then tackle them by time blocking an hour or two during the week to learn and get started. I teach simple systems that really work and I am huge on budget systems! Lanre: 1st of all I love your name! 2nd - on the party...I have done this both ways. I had a couple that was new to the area. I did invite the neighbors for a drop in and served wine & cheese - it turned out great and ended up as a great lead builder for me...The other parties when you invite the people they know becomes more of a shower type party especially if they are a 1st time buyer.

GREAT ADVICE!-  I have repeatedly heard this from my mentor, and do most of what you suggested. I think most agents do some of what you suggested but if we're not intentional and committed about doing these things we fall off, get lazy, procrastinate and lose business as a result.

Some very useful information here.  Good post.

Personally, I would replace the TP references with something more generic just so it would not sound like a TP commercial, but that does not take away the validity of the ideas in the post.

What a great article.

Being referred to Active Rain seems to be changing

my whole outlook on Real Estate.  What a great place to

read and get inspired.  I am not one to usually blow my

Call capture is great, but there have been several advances in technology that incorporate wireless messaging and voice messaging together.  Plus, the systems mentioned are really expensive for what you get after all is said and done on a monthly basis.  Charging for minutes is sooo 1995, as mentioned.

I wholeheartedly agree that you should be "out in the community".  As people see you as a real person, helping and contributing, they will remember you and be much more likely to call you or recommend you when they need your service!

Liz...you're gonna laugh...but Active Rain gives me a headache!!! All these great tools....wow! But you made a good point. Block out a couple hours a week, and learn them one at a time....or, if I could afford it, just take a week of vacation and play with all these new tools!

Your post, honestly, was one of the best I have read in a long time on AR!! I've already bookmarked a couple sites you mentioned that I know will help me do things I have been wanting to do!

You sound like a wiz at Top Producer...I have it and it frustrates the h--- out of me!!!! I've never been able to get and REAL training and I know I probably only use 30% of what it COULD do for me if I knew how! We just got a new rep here and he hosted training on Friday of Memorial Day weekend.....HELLO!!!! Maybe I can get some help from you.....

 These follow ups certainly are outside the box. I guess the calendar once a year won't get those luxury listings we all want. And they won't even hold on to the clients who you think are yours. Great Blog! Great ideas! Now to set a plan of action.

 The call capture other than the toll free number did not compute for me. Posting a toll free number with home info on For Sale signs is a tool that cell phones have increased the value of. But a cell phone call when answered by the agent directly is more efficient and timely then waiting through a call system. What benefits am I missing of this idea.

Liz, Solid tips for Realtors. You have a wonderful website with lots of value, great substance with your husband, and as you point out it is very easy to navigate.

You also have a nice blog here at active rain. May I suggest that you look at creating a stand alone blog that could be incorporated within your current website?

When Googling the keyword phrase " Burlington, NC Realtor" your active rain blog and your website are not on page 1. The first site that comes up is for a Realtor site in position #1 page one, kimblackrealestate.com, that in my opinion is not as complete and rich as your site. The only other Realtor site is for Tarabeaver.com who has the #3 position on page 1.

For the search keywords "Burlington, NC Real estate" your competitor kimblackrealestate.com is in the #2 position on page 1 and Teri Jones is #9 although she is being pushed by a ERA broker site. The rest are lead gen or marketing sites--no Realtors are on page 1 except for Kim.

You and Lynn have a great site with great information. Consider starting your own blog and watch it pull your website to the top pages of your area keyword searches on Google.

I have a question.  And I didn't read all the comments so if you answered it somewhere else, just point me in the right direction. 

Regarding the closing party, I've heard this idea before and I love it.  But when I bring it up to clients, they all say that they're not really interested because it's going to take awhile to unpack and get the house ready for a party.  It seems to be a really initmidating idea to them.

Any thoughts on how to address that?

For an additional 10 cents per lookup, you can also view the caller's full name and address! (WebLINK required for name/Address Capture)
  • Be able to reach your prospects - a captured number is usually where your caller can be found
  • Capture and call your nervous prospects that have hung up without leaving you a message

Every caller is a potential qualified prospect. Don't let any opportunities get away!

 

Example: Full page ad of homes - all the homes have a code number on the ad...Buyer calls the toll free number and puts in the code and hears you telling all about the home and they have an option to get a fax on demand or press 0 to get you LIVE! Or they can leave a message - regardless of the choice they make within 10 seconds you cell is going to be going off anyway letting you know you have a buyer calling on code 8888 and they are calling from 336-222-2222 or whatever number is captures -

I give them about 1 minute and then call! Most are amazed I call - some called becasue they DID NOT want to talk to an agent! Regardless, I have the name, number and often the buyers address to follow up and CONVERT! It is really a super LEAD generator and I really do not see why company owners do not use it more often!

Do not laugh! It is really a 3rd Grade level graph system. If you are an excel person my hat is off to you! I can create a kick butt power point and can learn about any system by excel reminds me of Algebra and oh how I hated that class!

If they seem slightly interested I would tell them you can schedule it for 30 days out and if they will just supply you the list you will get the invites out etc...Tell them about all of this in your initial consultation so you are giving them heads up on needing the list of the 10 -20 or 25 or whatever you select addresses! IF NOT...I have opted to send a WE JUST MOVED card for them giving the new address etc...This still will require them to give you a LIST OF ADDRESSES!

IDEA: When sending the mailings I use my Send Out Cards (www.sendoutcards.com/31882) 1 free trial - You can take a picture of them in front of the home with or without you...Mail this card to everyone and it will not only be thoughful it will be personal! If you are an entrep. of SOC you make 5% back of all of your own mailings and it is a tax write off and it is so easy to use! DUUUUUUUHHHHHH -

GREAT COMMENT! Since hitting the road doing seminars and rally events I had to hire someone to handle day to day operations for me in my absence. However, 1994 - 2004 I was SOLO - My husband Lynn, joined me in 2005 and he is an ABR and took over all buyers. (PRAISE GOD)

 In 2005 when I closed 150+ units (90% listings sold, 10% buyer controlled sales) it was just us and top producer and some great tools! 2006 I had hit the road but still a control freak and on the road - no assistant. CRAZY! Still ended #51 in the Nation and top agent in CBTR.  I realized if I wanted to stay busy - balanced - blessed and keep living what I was teaching I had to get an assistant! I have the best and she is one of the best moves I ever made! My real estate stats are way low now because my focus is on speaking! However, I still list and sell in order to really stay in the same loop my audience is in! No offense to any other speakers out there BUT ----Do not stand in front of me and try to teach me how to do something you have never done or that maybe you did back in 1985.

Sorry...I had to say that!

I mean to tell you, I listed a property tonight. Got home at 5:45 pm.  Listed my property on the MLS, then listed it on Point2Agent, then just posted it here on AR...it's 1:23 am...Going to bed.

I have an assistant, who is also a Real Estate agent, he doesn't want referenced as such,,,however, I gave him 12 lead's last night...um...

He works part time...

I guess I need to hire someone hungry...maybe I made a mistake, I still have my high ender's...but geeze...even with that, I work 14 hour's a day.

I feel your pain and have honestly been in your shoes. I also crashed because at that time I had no assitant!

You need to really evaluate your value per hour business...meaning...You are probably the best agent to take the lead, do the CMA, meet the seller, list the home...BUT at that point you should pass the folder to an hourly person. You have done what you felt you HAD to do tonight to serve your seller and get the listing online etc...however, communication is key: Mr. Seller - we will have this home on the market and in the full circuit within 24 hours! Girl, you should have been home at 5:45 and BEEN HOME! Not slaving over the computer in data entry that you can pay someone else to do. AHHHHHH - I hear you...I have ESP and you just said "Market is slow and due to budget - I have to do this" - Maybe look at gathering a few agents to pay a listing coordinator that measures, pictures, virtual tours, MLS entry, paperwork etc...

Karen, I wiil really help you all I can. If you keep going at this pace you will be ME back in 2000! I am 5'1 and I weighed 210 lbs cause I was so busy I only ate one meal a day and lived off coffee and worked 24/7. I am good off 5 hours of sleep but then I was lucky to get 3-4 and I ended up almost dead and well....too long for this comment!

GET YOUR ASSISTANT doing this stuff for you NOW! You will be a better rainmaker and a better person!

???You keep the leads - contract out the pain in the *)((*)) stuff...Just a thought!

You are a machine!  Stop already.  Wow.  Great stuff.  I just finished my 3rd complete year in the biz and though this past year and a half has had its challenges (and Blessings- Noah is now 14 months old), it's easy to get overwhelmed.  And money has been tight.  And it looks and sounds like you have achieved Nirvana on the perfect way to generate and increase your effectiveness to such a way that even Stephen Covey could take notes.  I truly admire you and it is nice to see that all of these "Lead Generation" actions when implemented can and do work.  Nice Post.  You even motivated a motivator :)

Hi Elizabeth,

I am in no way connected with real estate but I find your enthusiasm for life and everything around it to be very contagious... and I plan to spread it around a little more. I am inspired by your strength and resolve! I am going to use the Target-Aim-Shoot to remind me to start making some changes for myself. I put up a new quote of some sort in my office every Monday for anyone passing by to see. I try to make it positive and uplifting to remind people that even though things can be bad, they are still only as bad as we perceive them and that if we look hard and deep enough we will find some good in everything and everyone. If you don't mind, my quote for next week will be 'Do more than than think about it or plan it. Put your vision into action and just go for it'. God bless you for all you do to help others! I'd say there are many wildfires, of a different kind, out there right now that no one can put out!!! Have a great day!

Awesome info! This is some excellent information for our tech savvy market.  I am a failry new Realtor-started 1.5 yrs. ago, had a baby and now I am trying to seriously get established. Anything to help me be more efficient is a welcome idea! I can see this info being a huge benefit to me. I actually got the EmailIdeas card! I played around with the "freebie" for about 3 minutes and decided to go for it!

It is extremely easy to set-up and edit. The hardest parts for me were choosing the template to use and what links I wanted on the card. (I've actually gone back in and changed the template twice and the links three times.)

The only challenge I had as far as installation was that I had automatic signatures turned off, so I had to go into tools and turn them back on.

Liz suggested I put my card on here, so here it is...

HELLO ALL: I am back from Iowa! It was so hard to see all of the flooding from the plane! The area I was in was clean/clear and beautiful! I love the idea of a closing party.  I've never thought of doing this before, but I think it's a fantastic way to get your face out there for minimum investment.   I think I'm very well going to be trying this out in the near future.  I DO have a closing coming up...  !!

One thing that I would add to that list would be to have personalized emails. And here are some facts about personalizing e-mail campaigns that you cannot ignore:

"Personalized emails generated 42.7% more click-throughs on average to the web copy than non-personalized email. Personalized emails generated 403% more sales on average than non-personalized emails. Personalized emails generated 42.8% fewer unsubscribes on average than non-personalized emails."

That is enough scientific fact to please even me.  I will never send out an impersonalized email ever again!

Absolutely great!!!  I was using the emailideas.com biz card but....do you post it on ALL of your email?  When I reply to an email I was wondering if it should be visible yet again or would that wear out my welcome.  I do have my email address reading my name, Keller Williams Realty for everything.  I think that is great in-your-face recognition.  I need some serious help capturing any leads that come through.  All of the fee-based companies overwhelm me so I don't know which to go with.  Please help and thanks.....  :)

Latonia: Yes - I use my email idea card on all of my 1st touch emails - if I am going back and forth with someone I will leave it off - However, I love the TEXT ME card and also the ability to use the web tracking for a listing presentation if I am promoting a featured home!
