Target Marketing or Toss It Out In All Directions? What's Your Method?

Have you thought about how you market?  Do you have an understanding of why you market as you do?

 

 

When you list a single family home, do you profile a possible potential buyer; or do you “throw it out everywhere" with just the basic facts and stats of the home?

 

I like to target market our listings. I began that process of marketing when I was listing new construction and had 3 active adult communities to sell. They were 55+ active adult communities, and I purchased a database of names and addresses for those 55+ of age and owned homes. I bought names in towns that were within 20 miles from Franklin.

 

All of the condos sold with a steady flow of closings and price increases. Target marketing with direct mail marketing postcards worked beautifully, and I continue to use target marketing for many other types of homes.

 

I’ve targeted first time home buyers who were renting high rent apartments. There were targets for luxury homes. I’ve targeted   investment properties by contacting existing investors.  Builders were obviously targets for land.  This list of targets could go on forever. The names and addresses were purchased through Acculeads.com.

 

Just another marketing thought ….

I've seen some agents just throw material into the wind, hoping they land at the right place.  Target the area and go with it, is the only way

Raymond Henson if you target the right group of people, you'll surely sell your listings quickly....

James Dray the BEST marketing is TARGET marketing.... the rest of it is "on a wing and a prayer"..... that could be expensive!!

I still target market the local neighborhood areas, and yes guilty of throwing it out in the social media sites as well. I like your system of marketing.

Bob Ratliff online, your targets are "hit" if you use the right keyword phrases.... target them throught your titles and keywords within your post.... offline is through direct mail marketing if, and only if, you purchase a database of names and addresses for the group you want to target.... profile them!!!

Barbara, when I list a home, I find the renters nearby with similar style and SF, and target them.   Have sold the home a couple of times with this method.

Hi Barbara Todaro - I generally use targeted marketing but there is a time to use both.  When it comes to on-line marketing, I syndicate listings everywhere.

Great advice, Barbara! You know, that is a conversation that I have with the sellers when we are discussing listing their home - "Now, let's figure out who your buyer is together." 

Also, "What made YOU fall in love with this house?" Both very helpful in the marketing...and making the sellers happy with what they see online!
