The top 5 WORST MLS comments I saw this weekend

WHAT should be included in the MLS comments section of a listing? Here is your chance to sound off. It was a frustrating Saturday searching MLS for homes that meet my relocation buyers needs. I found NO rhyme nor reason why some agents write what they do in the MLS comments on new listings. Before we get into what should be in the comments and what should not, let me tell you what i found.

 

 

 

1. No comments at all. Yes you read that right, a listing without any comments.

2. When the agent abbreviates and the average buyer asks "What the heck does this mean?" Such as 7/3/2.5 Col. on 1 ac.  fha/gas heat with fin LL. 

3. When an agent writes a book. They write a description full of adjectives but no real information a buyer needs. Such as: Walk through the front door into a home filled with love. Look out the windows and see the trees. A floor plan that invites you live your best life. 

4. The description that includes the address. Wait, the address is already in the address line, Why are you writing it in the comments section?

5. The description that states the obvious. 3 bedroom cae style home on 1 acre. Garage. )that is it, nothing more)

 

In my opinion the comments are a window to my new listing that a buyer may take a mere 5-10 seconds to glance at and decide if they will keep reading or skip to the next listing. I want to grab their attention. I want to give them information while holding their attention. 

 

WHAT DO YOU LIKE TO SEE IN THE MLS COMMENTS OF A LISTING?

 

Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Scott, I had to laugh, those descriptors would be funny if not a sad indicator of agents who desperately need to learn to write, let alone market and advertise. Those comments certainly do not open doors to further buyer interest.

When I was home searching I found the more fluffy adjectives the listing had the worse the condition of the home.

People see right past those kinds of descriptions...buyers want honesty and helpful information.

You know Carol Williams, I always thought the best person to write the comment was the listing agent as they know the home best. But some of todays listing agents dont even go see theor own listings, they either dont know what to write, dont have time to write or dont care to write.

I say ... leave out the details that are already there in the details. Leave out the empty adjectives: nice, great, beautiful, etc. Say something about the benefits and features that make the house special.

#2 really bothers me too. Nowadays, don't agents know that what they write will  be sent (word-for-word) directly to the major real estate websites! Expecting the public to get through those shortcuts is a terrible disservice to the seller.

There is no need for the abbreviations today.  There is more than enough room for a full description.  However, we can all do without the empty adjectives.

I have also read some descriptions that made me roll my eyes. The description should provide real info - what is the best feature? what makes this home special? What can't you see in the photos? Spelling and grammar also counts.

I have hired copy writers at BoxBrownie.com to write my descriptions/remarks/ for the MLS in the past, I do not always hire them just depends.  You e-mail them some photos of the house and answer some basic questions about the house and they do the rest. they have always come up with some great descriptions

Hi Scott:

Yep we see some pretty odd descriptions/comments in the MLS...or nothing at all sometimes. And the typos!!

There really is no need for abbreviations with the amount of space. It seems like some agents forget the comments will be seen on the portals and read by buyers.
