You might think that ALL we sell is Cincinnati area patio homes and condos and work with our bees and pets, but that's not the case.  It's true, those homes are a significant part of our business, but we work with a wide spectrum of home buyers and sellers.

While the bulk of our clients are in the retiree (or almost retired) demographic, we'll help anyone that's serious about their real estate needs (and some not-so serious too!).

So while my typical buyer is NOT a first time home buyer and more likely looking to buy their LAST home, I'm more than happy to work with a motivated first time home buyer too.

Last weekend we received an inquiry from Remax.com for a buyer interested in seeing a home.  While the price and area were both on the fringe of my preferences, I reached out to see how I could help.  Response was quick, and that's one of the factors I'm using to judge a potential client's motivation. 

She wasn't preapproved yet, but I'll typically give the first showing for "free".  Let's find out if we're a good fit, and in person I'll explain the necessity of getting our financial ducks in a row.  It protects both the buyer AND me. 

So we set up the showing for the following afternoon and met as scheduled.  The buyer was young, and as typically the case a parent came along for the showing.  The buyer, her dad and I had a long discussion about the home's pros and cons and the main process steps of a home purchase.  Bottom line, that home had more cons than pros and had the potential to become a money pit, definitely not the ideal first time home buyer purchase.

She followed up over the next two days and got her loan preapproval and zeroed in on another home to view.  Her dad and mom came along this time.  This home had FAR more pros than cons, but the home was overpriced for the area.  Apparently the seller must have agreed, because our 90% offer was accepted without a counter!

We're on to inspections and expecting a smooth path to closing.  And I mentioned the buyer was young?  Freshly graduated from high school and already buying her first home.  Mark me down as impressed!

Hello Liz and Bill - first time homebuyers come in all sorts of variations:  total newby to truly prepared.  Everything in between.  I especially like your "first look FREE"  approach to this business.  It's about building a connection and this buyer moved forward decisively.  Would it have happened otherwise?  Unsure but your example of how you work is a good indication of what first time as well as experienced buyers(and sellers) in the Cincinnati area can expect.
