The Listing Details are Critical

It is most interesting when engaged to be a Buyer's Agent, and seeing how many Listing Agents DO NOT put all the details into the MLS.   If you list a luxury home, BE SURE to list the luxury details.   If there is a pantry, and the photos do not show it --- BE SURE to list it in the MLS.  Gas cook-tops are so popular, and when there are SIX burners, this needs to be in the MLS!     A home can linger on the market for much longer if these details are not revealed.  Will the cedar-lined master bedroom closet make a difference?   It may to the Buyer that loves the floor plan!

 

When I am working with Buyers and looking at listings, it gives me lots of information to share when I go on a listing appointment.  I DO measure the rooms, list EVERY room, list all the details, whether you can see them in the photos or not.   Also, give directions to the buyer's agent.   I know some do not use these anymore with GPS, but some homes do not give accurate directions, and you need them, especially rural areas!   If your Seller needs a rent-back, would be nice to know when you SHOW the home, especially if your Buyer needs immediate possession!   Some relocation families need a quick possession date!

 

It is one thing to list every detail that sets a home apart in the MLS, but then to spread this all over the Internet so Buyers will find your new listing.   Sometimes I wonder if homeowners ever look at their listing on-line to verify what is listed.   I always send them their listing as soon as it hits the market so if there is anything to change, I can do it right away!

Rose Mary, I am always astounded when a luxury property has half the info in the MLS.  How many buyers are they missing out on?

Hi Joan Cox it's amazing how many listing agents do not take the time to clearly describe the details of the home, and it does not need to be a luxury home.....if it is a luxury home, a  complete list of all amenities should be attached to the listing in MLS....

Hi Joan Cox - 

I just read another post that talked about getting the details right.  I couldn't agree more with you on this.  Everything that a buyer's agent would need should be listed on the MLS. It is not difficult.  I make sure that the listing is syndicated everywhere. 

I am amazed at the sellers who just trust that their agent is doing everything to market their property but never really check to see if it is happening.

One of my biggest pet peeves, Joan... at any price point... a listing in MLS that isn't complete... and don't even talk about the disclosure forms that are also incomplete!

Barbara Todaro I agree, should have said --- any listing, no matter what the price is.  Just even more mind-boggling when it is a higher-end home listing, and lots of details are left out.

Li, not only the buyer's agent, but the BUYERS on-line.   They see the listings sometimes before a buyer's agent.

Sheri, I so agree, and just don't get it.   I would think even if the listing agent does not send the listing to the Sellers - wouldn't they be interested to see how their home looks on-line?

Nina, the disclosures are rarely filled out correctly, and evidently the listing agent doesn't guide the sellers through this process either.

Hi Joan- you are absolutely right on this one. It helps to make all of the agents look more professional!!! And yes, I wonder if sellers ever look at their listing once their home goes on the market. I once staged a home and the listing agent never bothered to change the photos from the pre-staging pictures to the post staging photos.

Great post and very true, often you wonder if the owner is aware of what their agent is doing with their listing. So many times a home is listed for sale without any photos or just one. What do they think buyers are thinking?
