For all of its similarities, what makes Del Sur so unique is its enormous scale and its affordability. Del Sur was honored recently at the National Association of Homebuilders annual Green Building Awards.
The 1800 acre master planned community was a culmination of 20 years in consultation with environmental and civic groups. The community will support 2500 market rate homes, 468 low-income homes, commercial space, two schools, a transit center, a fire station and share 1900 acres of dedicated green space with the surrounding community. It is currently about 20% complete. Once completed the community is projected to save over 100 million of water annually and over 5,000,000 kwh of energy. So far, the community has recycled over 92% of all of its construction waste.

It's am impressive community for sure. I have toured a number of the neighborhoods for different buyers. But ther HOA and Mello Roos Fees are pretty hefty as I recall. Not a surprise given what they have had to do to create this community.
