Affordability Remains in Sun City Center

With the holidays quickly approaching and the new year just around the corner, it’s easy to put off finding your dream retirement home. Every holiday season at 55places.com, we hear from retirees that their budgets are tightening and that moving to an active adult community seems out of the picture.

That’s where Sun City Center comes into play. Originally built in 1961 by Del Webb, Sun City Center near Tampa, Florida, has grown into a 9,500-home community with multiple clubhouses, three distinct neighborhoods, and over 200 clubs and interest groups.

What keeps active adults flocking to Sun City Center? The lifestyle, resort-style amenities, and year-round warmth are all affordable. In fact, it’s one of the most affordable active adult communities in the area. The secret to its success is the Sun City Center Community Association (CA), which was established in the 1980s when residents saw a growing need for self-sustainment. The CA is a non-profit organization comprised of unpaid volunteers and a professional management company, and it takes care of all communal buildings, clubhouses, and community centers. The yearly dues for the CA are less expensive than many monthly dues at other, similar communities.

What’s included in the dues? Just about everything in the original neighborhood, including its three clubhouses: North Campus, South Campus, and Central Campus. The CA maintains the numerous pickleball and tennis courts found in all three campuses as well as fitness centers, libraries, ballrooms, theaters, dog parks, and more. In addition to the original neighborhood, the two other private neighborhoods within Sun City Center, Kings Point and Renaissance, both have their own clubhouses with unique resort-style amenities and state-of-the-art fitness centers.

With the CA helping to keep yearly fees down, the wide variety of housing in Sun City Center has options for every budget. Resales ranging from one-bedroom condos to three-bedroom single-family villas start below $100,000. Retirees interested in the Kings Point and Renaissance communities can choose from attached homes and single-family homes with at least two bedrooms, two to three bathrooms, and a two-car garage. As a proudly debt-free community, Sun City Center offers assistance for retirees on a budget, including payment plans.

All of these homes and amenities are accessible via golf cart, but for residents looking to explore outside the community, Tampa and the Gulf Coast are only a few miles away.

Great info and it sounds like there is a wide assortment of property types available to suit every need. 9,500 homes...Sun City is obviously doing something right.  Very impressive!
