Should Realtors have a YouTube Channel?

Realtors are always looking for ways to advertise. There are so many ways and so much cost involved that one cannot use all methods of advertising. So what is a good form of advertising that is relatively inexpensive? The answer to that is very simple.....Video Production. To get more specific we will discuss why a Realtor should have a YouTube channel.

 

Why Video?

Every Realtor has a smart phone and just about everyone has taken video with it. But the videos are usually home type videos of their events, kids, friends etc. We post these videos on our social media platforms for all to see. So why not take video of your everyday life in real estate? Did you see a really cool house today? Did you see an amazing kitchen, yard, view or meet some amazing people? How about the news? Any city related info that you found interesting that might effect your clients?

 

Video is a free form of advertising that lasts forever. I had made a stupid foreclosure tour video with my first $200 camera back in 2009 when the real estate market was completely collapsed. That video today has over 30,000 views and I still get calls from it. You can see it here....It is pitiful...Colorado Springs Real Estate Foreclosure Tour. Even though I cannot get them deals like that anymore, I still want the call because they are going to buy from someone.

 

Why YouTube?

Obviously there are many platforms to host video, but youtube is absolutely the largest platform with the most traffic. I equate it to something like zillow traffic compared to realtor.com traffic. Zillow has 100 times more traffic....It is night and day.

You want to place your video on youtube and put it on your channel. You should develop your channel with pictures and playlists so that your videos are categorized for the consumer. Then with each playlist, make sure the best videos are the first ones they see on the channel. Place your videos in an order.

After developing your channel, you can now place your channel on your social media platforms. Make sure you ask for subscribers when placing it on social media platforms. The more subscribers, the more views...the more views, the more professional you look. The more professioanl you look, the more calls you will get. My channel is set up for my Colorado Springs Real Estate market and I have 706 subscibers today. Check it out.

 

Home for sale videos!

Speaking of videos, let's talk about listing videos. If you do not have the equipment or knowledge to do this type of video for your listings, find a local real estate photographer and videographer and have them done for your listings. It is reletively inexpensive and will really help you sell your clients homes for top dollar. It will also please your clients so that they will give you a testimonial video.

You can show other prospective sellers the video you have made for other clients. It will give you more of an edge when competing for listings. Oh, and some of the videos hit big on youtube with views. I have some home videos that are pushing 15,000 views. Colorado Springs Homes For Sale is one of those videos with over 9,000 views. It is being watched like crazy and I sold it in 2017.

 

Client Testimonial Videos!

When you have a happy client and you get a video testimonial from them, it is gigantic. One can read reviews all they want but when a video testimonial is seen, it says 10,000 words. The key to these videos is to have someone else do them for you. That way your clients can talk freely without you standing in front of them. Then of course they are edited. Wrap up!

The bottom line is that you need to implement video in your business. It covers all angles. It helps your clients sell their homes for top dollar, it puts more money in your pocket, it lets potential clients know who you are and most of all it shows everyone the professioanlism that you bring to the table in the Real Estate industry. A YouTube channel and video production are a must have in this industry.

Rob, video is very good for SEO on a web site.  I do neighborhood videos, and those pages get ranked very high.
