The clock is ticking. 2019 is quickly winding down and we're closing out another decade.
If your plans for 2020 include a new construction home in Greater Cincinnati, you may already be behind schedule if you haven't started the process yet.
How can you be behind schedule?
Depending on the builder, the time from first contact to keys in your hand can be long.
On the short end, some builders may be able to turn a home from dirt to roofed and move-in ready in 4-5 months. Most commonly, it's 6-7 months for most mass production builders. Other builders quote closer to 10 months. If you're working with true custom, the planning process can obviously be intensive, and then the execution of that vision will be more complex than anything the mass production builders tackle.
There are a few key things to consider:
1. The builder's rep works FOR the builder.
2. An agent with experience in new construction works FOR you. And for the majority of builders, that agent is paid by the builder and that pay DOES NOT impact your cost of building.
3. Your needs and budget will lead us to the appropriate matchmaking of builder and home.
4. Have your agent make first contact with the builder if you want to retain the right to have an agent represent you. Some builders WILL refuse to work with your agent if you make first contact.
