Tollgate Crossing is a beautiful neighborhood of single-family homes that were started by DR Horton that is conveniently located 30 minutes outside of Downtown Denver and is an easy commute to DIA.   You will also now find Oakwood Homes & Antero Homes building in Tollgate Crossing.   With many pocket parks throughout the neighborhood, it's not uncommon to see neighborhood families with kids playing and enjoying the Colorado weather.  Living in Tollgate Crossing you have retail outlets at Southlands Mall, retail and hospitals close but don't have the traffic you would expect in Denver.   Homes in this neighborhood were built from 2004-2019.   This neighborhood is located in the Cherry Creek School District.    You will find this neighborhood in the zip code of 80016.    Currently, there are 1,024 homes, and more being built by Oakwood Homes and Antero Homes.

Today let's take a look at how the market has fared in November 2019.  We saw a dip in sales, showing 3 fewer sales from last month, and showed a decrease (of five) from one year ago.  (2018 saw 7 sales this month)     Also with a lot of new construction available, buyers are opting for the new build versus a resale home.  Who doesn't love the wonderful smell of a brand new home?

 Average Sales Price -                     $485,250  (last month was $450,000)

Hi Joan... interesting that people are opting for new construction versus resale homes in Tollgate Crossing... in many of our new communities the cost of the newly constructed home is so much higher than for a resale, resale remains in high demand.

Nina Hollander we are still seeing many buyers preferring new construction even though the homes are $50k+ more than resale homes.  They get to choose colors, flooring, kitchen, etc.

Joan Cox your median and average sale prices are so much higher than in Charlotte, a $50K difference is less of an impact than in our market. And in a number of our areas, the difference in price is more like $70+K... it really prices many buyers out of new construction.
