We just sold this home in less than 1/2 of the median time for Springboro!

This report covers the Springboro Community School district single family homes (so portions of surrounding townships will be included e.g. Clearcreek & Turtlecreek). This report will only cover single family homes and not include condominium data. Data is derived from the Dayton MLS only, so homes sold without Dayton MLS entry will NOT be included in this review.

The Springboro area is popular, especially with residents seeking to commute into Dayton (easy access with I75 and SR741), and even works well for those not minding a bit longer commute south to the Cincinnati area. Springboro is a good choice for couples where one works in Dayton and the other in Cincinnati.

Springboro Community Schools are among the state's best public schools per the Ohio Department of Education ratings. Additionally Springboro was selected #42 in U.S. in 2011 by Money magazine for Best Small Cities To Live and probably would have made the 2013 & 2015 lists, but Money magazine changed the rules to only one town per county and Mason got the nod.

Keep in mind that some homes may only be listed in the Cincinnati MLS and will not be included in this report. We STRONGLY recommend any Springboro resident selling their home hire a REALTOR(R) with access to BOTH Cincinnati and Dayton MLS.

Homes Sold: 39 (0 Bank/Government Owned, 0 Short Sale, 0 New Construction) DOWN 17

Average Price: $346,801 UP $12k

Median Price: $280,000 DOWN $34.5k

Days on Market Average: 76 UP 7 (Median DOM 52)

Average Sales/List %: 98.7 SAME

Most Expensive Home Sold: $950,000

Least Expensive Home Sold: $148,000

So what does this all mean? There are some key takeaways:

The Winter slowdown has arrived. Big drops in homes on the market, homes sold and under contract and an increase in time to contract. It's all temporary and should pick up as the weather gets warmer as we reach the Spring months.
Prices increased on average but dropped on median. This isn't an indication of any long term price shift.
The one stat that still concerns us? The shortage of available homes for sale. 53 homes not under contract and of those 18 are new construction. So 35 resale homes across all Springboro price points on neighborhoods, that's clearly not much to choose from!
Time to sell increased to over 7 weeks on median.
A significant drop in total homes under contract (25 + 20=45)
New construction accounts 5 of the 56 homes sold.
7 of the 39sales were $500,000 or greater.
Distressed properties are still rare, accounting for none of the homes for sale and none of the homes sold.
Don't expect huge discounts from asking price. 98.7% sold to list price indicates a LITTLE negotiation, but not much.

Bottom line: Springboro CONTINUES to be one of your best choices for buying a home in the Cincinnati/Dayton corridor but act fast for the best of the best homes.
