Month of Dec. 2019 – Another year in the record books and there is a lot of positive news to finish out the year. Unit volume was 43 vs prior year’s 48, a 10.4% shortfall. However, Average Sale Price was up 9.2% to $315.7k and Median Sale Price increased to $308.5k. Perhaps most interesting is that the pace of the market picked up dramatically, with the Days On Market only 52 days compared to 93 one year ago, a 44% improvement. On a cost per sq. ft. basis, Average Sale Price was up to $165.2/ ft, a 5.7% increase and Median Sale Price was up 6.5% per sq. ft. There is no way of knowing if this pace will continue, but it is most encouraging to finish the year strong. Looking ahead to January 2020, there are 46 re-sale homes currently contingent or under contract/pending. It seems inevitable that we will meet or exceed last January’s total.
Dec. YTD 2019 – Overall, unit volume up to 507 units is a 16.3% increase over one year ago and both Average Sale Price and Median Sale Price were within 1% and 1.8% of last year’s totals respectively. One a $/sq. ft basis the year finished with less than a 1% difference in Average Sale Price & Median Sale Price. On to a new decade! I can’t wait to see what happens.
