A “Sink or Swim” Moment

I once listed a single family home for sale in Silver Spring, Maryland and an agent submitted an offer on behalf of his buyer with a complication I had not previously encountered. That buyer had no credit history. How could that be?  As I came to find out, this scenario is not unheard of in the Maryland and Washington, DC area. 

 

The buyer was a foreign national who recently arrived in the area for work at his country’s embassy. He thought the home was a good match for his family. He had the income and down payment, but needed a mortgage loan for his purchase. However, without a credit history report the contract did not appear to be viable because the buyer was unable to get the approval from a mortgage lender.

 

That was the “sink” moment
as it appeared the deal was falling apart.

 

Thankfully, I happened to mention my dilemma to Christopher Caponiti, Mortgage Advisor for Weichert Financial and Mortgage Access in my Leisure World office in Silver Spring, Maryland. Chris had always been ready, willing and able to help in the past, but this time he didn’t have an immediate solution and the home sale with this buyer seemed hopeless.

In addition to working as a full-time Weichert mortgage lender, Chris had been involved with his daughters’ local youth swim leagues in Montgomery County, Maryland since 2011. He had also chaired his community pool since 2013. It just so happened, Chris was at one of his daughter’s swim meets when he mentioned to another parent, who was also in the mortgage business, how he was unable to find a mortgage lender for the foreign national buyer with no credit history. In response, this lender told Chris that he could get the mortgage loan approved and make it happen.

 

That was the “swim” moment.

 

Thanks to Chris and his continued effort to help find a mortgage lender, the sale went through without any further issues.
