Hi Joe,
You worked with me earlier this year. At the time my credit was a mess and you coached me to a much better place. The only current obligation that I have is my car payment and a small balance on a credit card. Please update my credit report, I would like your feedback as I feel I am ready to begin the home search right after the beginning of the year. I am due for another raise in Feb, but want to use the income numbers that you already have. Since we already discussed the type of mortgage that is best for me, I will need a pre-qualification letter at your earliest convenience.
One more thing, at the time we spoke I indicated that I already had a Realtor, that is no longer the case, can you send me a referral.
I have a co-worker that I will be sending your way right after the holidays.

It is such a good feeling working with clients that want to purchase a home, especially their first home. As we go through the pre-qualification process, many don’t truly understand their credit. When I find issues, I review everything with the client, knowing there are often mistakes on the report.
Beth’s credit report had several issues, some of which were errors, so I needed to coach her on fixing them. Just because someone says they don’t owe a debt or that they don’t know anything about an item, doesn’t mean it goes away. There is a process to get these items corrected and, in many cases, completely taken off the credit report.
Beth will make a wonderful homeowner in 2020.
