I just finished the Branson Real Estate Market Report for the past 5 Years. With the NAR showing a national average appreciation rate of 3.6%, most market segments in Branson have done very well indeed. The largest increase was single-family lakefront properties appreciating at an average of 17.2% per year for the past 5 years. WOW! Runner up was acreage homes on 1-10 acres, with an appreciation rate of 9.1%. The second runner up was condo lakefront homes coming in at a 6.4% increase. With just having moved to Branson from Nashville a couple of years ago, I was curious as to the comparison of Nashville to Branson. I concentrated on Hendersonville and area 2, which is downtown Nashville - and was surprised to see that although there is growth (Lord knows there's growth in Nashville)...the appreciation rate wasn't as high as some of the Branson segments. I was surprised! Of course, there are many more homes sold in Nashville - but I was just looking at averages.
