I received an e-mail from a seller today.  She isn't ready to sell, but she does want to know what is going on with values. So, I've been keeping her updated on the current market and what's for sale and selling in her neighborhood.

She must have been paying attention because today she sent me an e-mail, and all it said was "Somebody needs to get REAL about this price!!!!!"

Amazement

The listing price is more than 16% higher than the last sold in the complex for a similarly sized unit.  That sale was more than six months ago, and we're in a buyer's market here in Costa Mesa.

The only other property for sale in the complex is more than 20% less and is larger.

This seller understands the current market and the realities that come with it because she has been receiving updates constantly for eight months.

It is so important to be upfront with your clients and to educate them about the current market whether it is a sellers' or a buyers' market  They need to be empowered with knowledge so that they can make informed decisions, and it's part of our job to make sure that they have the advantage of this knowledge.

Eductating prospective sellers is so important... they will never understand the "reality" of current market conditions if we don't tell them... Even if it isn't what they want to hear.

Christine!  You are sooooo right about educating your clients.  Sometimes (a lot of the times), they just don't have a clue & it's up to the agent to set realistic expectations!  Thanks for sharing!

I just did a closing last night, and he kept grumbling that his house should be worth at LEAST 185K, not the $135K the appraisal came in.  I told him, that IS the way the market is and has been for some time now.  Many still do not want to come down to reality!

Ronald - I think all you can do is try to give them the facts.  We can't change to market, we can only be familiar with it and try to advise our clients.  I am putting together a presentation for next week showing the change in price over the last 2 years.
