1 - OVERALL STEPS TO SELL YOUR HOME...

• Meet with YOUR REALTOR, WILLIAM F. BELG to review your Competitive Market Analysis • Give me a tour of your home, while commenting on major  improvements that have been made • We will review all financing options, including owner financing, lease option, and land contract (if feasible) • Make repairs that will increase the marketability of home • List property with YOUR REALTOR, WILLIAM F. BELG • Permit reasonable showings of property • Consider all offers, and negotiate to a final sales contract

2 - HOW MUCH WILL YOU NET FROM THE SALE OF YOUR HOME...

• Begin with the estimated sales price • Then subtract your mortgage (1st & 2nd if applicable) • Minus estimated seller closing costs • Minus brokers sales commission • Then add any escrowed tax & insurance reimbursements

Keep in mind that this exercise is only a ballpark figure based on estimated costs, and sales price.  Any changes in the figures will affect the bottom-line on the actual sale of your property.

3 - WHAT TO DO TO ENSURE THAT YOU DON'T HAVE 2 HOUSE PAYMENTS...

• Your best strategy is to list your home with YOUR REALTOR, WILLIAM F. BELG far enough in advance to attract a buyer, as you look for a home • Then we will negotiate an acceptable settlement date • If you happen to find a new home before you've sold yours you still have the following options: You may be able to arrange for a bridge loan secured by the equity in your current home to cover expenses until your home sells. If your move is job related you might persuade your employer to provide a bridge loan, or pick up some of your relocating expenses.

4 - HOW DO YOU DETERMINE YOUR BEST "SELLING STATEGY"...

• Meet with YOUR REALTOR, WILLIAM F. BELG to evaluate all of your options and discuss your needs • We will review the various aspects of your home as well as special features • We will discuss how to show your home most appealingly • We will review any improvements which will make your home more marketable • I will compare your home with other homes in the area to determine a competitive asking price.

5 - WHAT I CAN DO TO EFFECTIVELY MARKET YOUR HOME...

 • I will list with the Multiple Listing Service, which is available to over 2700 Realtor's • I will expose your property to only qualified buyers • I will show your home whether you're home or not, saving you the inconvenience • I will provide only qualified buyers • I will negotiate a satisfactory sale, by acting as a mediator between the two parties • I will guide you through the maze of rates, points, fees and financing options.

6 - WHAT I DO BETWEEN THE LISTING & SELLING OF YOUR HOME...

• I will place your property on the Multiple Listing Service • I will prepare Professional flyers (with photo's) for showings • I will enter your listing on the internet • I will advertise your home in newspaper, and homes guides • I will follow-up on all showings by other Realtors • I will show your home when appropriate • I will hold an Open House, and follow up on all leads • I will promote the sale of your home in every possible way • I will negotiate all offers in your "Best Interest".

8 - HOW DO I "PRE-QUALIFY" BUYERS?

• The buyers employment, length & stability of employment • Income, and general financial position • Debts, and therefore income to debt ratio • Cash for down payment, and closing costs • Maximum affordable monthly payments • The existence, or not, of their own home to sell • Time frame during which the buyer must reach a decision • Other homes the buyer may be interested in • Verification of pre-approval with a reputable lender.

9 - WHAT I DO AFTER AN OFFER IS ACCEPTED...

As your Realtor, I coordinate the following: • I change the MLS status to "Pending" • I follow-up with the Lender regarding their progress • I participate in inspection process • I negotiate repair issues for you • I coordinate pertinent issues with the Title company • I review final closing statement prior to closing • I represent you at the closing table
