Sellers- Don’t Let These 7 Negatives Cost You a Sale

 

Focusing on the positive is always a good thing to do, especially if you’re selling your home. It’s a stressful enough process so the best thing you can do is remain positive and look forward to your new home. remove the negatives

 

However, it’s a good thing to be practical as well. Below are 7 Negatives (or Distractions)  that derail the sale of your home.

 

1. NO Professional Representation

Now is not the time to opt for anything less than a local experienced professional agent.  The emphasis is on local because real estate is local. You need someone who knows the local market.

 

2.No Marketing

This goes hand in hand with #1. Just putting a For Sale sign in your yard and holding an Open House isn’t marketing...it’s just the beginning. 

 

3.No Updates

While it isn’t necessary to remodel your whole home, your buyer will be concerned about how much more they will have to put into your home if they even think of buying it. 

Updated flooring, fresh paint, new appliances, and light fixtures help a buyer see the value in your home.

4.NOT Enough Space

Put down the sledgehammer!  Unedited rooms and awkward furniture placement could show a house with no space. 

 

5.NOT My Style

While you can’t second guess exactly what style will appeal to your buyer, you can make sure that the style you have won’t turn them off. Very taste specific paint or a room that makes them feel as if they’re visiting their Great Aunt Helen may distract them from seeing themselves in the space.

6.NOT Move-in Ready

It’s a different world and thanks in part to the cable shows on staging and selling your home, buyers are looking at homes that are move-in ready.  The condition of your home will be reflected in the offering price. 

 

7.NOT Clean

Ask any agent and they will tell you that one of the biggest NO’s is an unclean home. There’s no reason to have this negative preventing your home from being sold. 

Hire outside help if you need to! And don’t forget to address pet or other household odors. 

 

When placing your home on the market, you’ll want to focus on the positives and let your buyer see the possibilities of your space...your outdoor living area, the area perfect for entertaining, plenty of storage space...all the things that made YOU want to buy your home.

Kathy, so many agents just "put the sign in the ground", and do not go over some of these SO important items.   A huge disservice to the Seller!

Hi Kathy Streib - I don't think there is anything you missed.  I would certainly bet that a house would be on the market much longer if they make these mistakes. 

I would say that if you have number 1 covered, that professional could help alleviate the other negatives.

I agree Donald Urschalitz In trying to save on a commission, they're actually costing themselves more in time and money.

Grant Schneider as long as it's priced right, the updates may not matter but still, it just won't show as well. 

Nina Hollander that's so funny. I consulted on a home that was traditional to the hilt. The next home they had was totally different...kind of Santa Fe in style.

Kathy good suggestion and the are all simple to do, and low cost, but as you pointed out they can be a major negative if not addressed.

Brian England all you have to do is read some of the posts here and you'll see instances where the seller would have been better off hiring an agent.

These are all excellent points, and we see mistakes like this all the time. Granted, some issues can be a challenge, take time and cost money to take care of but it's worth it.
