I get this question often when I have a client looking to purchase waterfront property. This is also important in other areas that may not be as obvious. Even some of the smallest of streams can cause flood situations.

So where do you find this information? Well sometimes it is mentioned on a listing of a property for sale although this isn't always the most accurate means to determine this fact.

I have found that the FEMA site offers a good resources where you can just enter in the address to determine the flood status. It will give you a specific zone and legend to let you know the serverity and chances of a flood in the area.

 

When buying properties in Maryland or West Virginia consult a professional so you don't get washed away!

I always recommend my client to get flood insurance even if the property is not in a flood zone, after all if is not that much more money if they are not in a flood zone...
