14 Hot Selling Indian Land/Lancaster, SC Neighborhoods In The Charlotte Metro Area To Watch In 2020

 

The Indian Land/Lancaster, South Carolina area of Charlotte continues to be hot, hot, hot in terms of buyer demand for homes. 2019 closed sales had 14 hot neighborhoods to watch in 2019. 

 

Eight of these 14 neighborhoods have been on the "hottest neighborhoods to watch" list since 2016 -- Bridgemill, The Retreat at Rayfield, Belair at Carolina Lakes, Walnut Creek, Legacy Park, Sun City at Carolina Lakes, and Carolina Reserve. Queensbridge has made the hot neighborhood list for the third year in a row; while Treetops and Bent Creek are here for a second year in a row.

 

New construction in Indian Land "ruled" in 2019. Bridgemill, The Retreat at Rayfield, Walnut Creek, Treetops, Queensbridge, Avondale, Ansley Park, Bent Creek all had primarily new construction sales.

Originally developed by John Wieland homes, beginning in 2005, Bridgemill is now being built out by Pulte Homes, who purchased the John Wieland company a few years ago. A total of 72 homes sold in Bridgemill in 2019 at an average sale price of $486,919 up from just under $456,000 in 2018.

The Retreat At Rayfield

 

Under development by Lennar Homes and  Taylor Morrison, The Retreat at Rayfield saw 36 homes sell in 2019 at an average sale price of $428,865. 28 of the sold homes were new construction and sold at an average price of $428,865. 19 of the 28 home sales in 2019 were new construction homes.

Belair At Carolina Lakes

 

BelAir at Carolina Lakes remains a perennial favorite neighborhood in the Indian Land area. No new construction in Belair at Carolina Lakes, which was developed by Pulte Homes between 2006 and 2011. A total of 32 homes sold in 2019 (one more than in 2018) at an average sale price of $306,269 compared with an average sale price of $294,755 in 2018.

Carolina Reserve

 

Developed by Lennar Homes, Carolina Reserve has no more new construction homes as the community was fully built out in 2016. 56 homes sold in 2019 compared with 36 homes sold in 2018. Average sale price in 2019 was $303,534 compared with an average sale price of $303,231 in 2018.

Walnut Creek

 

Walnut Creek retained its #1 spot as the community with the most number of sales in 2018, which totalled 169 homes at an average price of $317,876 compared with $291,425 in 2018. 105 of these homes were new construction, selling at an average price of $308,065. 85 of the 169 sold homes were new construction averaging $324,054 in sale price. Primary builders in Walnut Creek in 2019 were DR Horton, Eastwood Homes, M/I Homes. One of the sold homes in 2019 was built by Snith-Douglas Homes.

A well-established community in Indian Land built by DR Horton and Orleans Homes, Legacy Park had a total of 33 sales in 2019, averaging a sale price per home of $278,477 compared with $266,231 in 2018. Average cumulative days on market in 2019 were just 33 days.

One of Charlotte area's largest and popular Active Adult communities, Sun City at Carolina Lakes had 151 closed home sales in 2019 compared with 135 homes sold in 2018. Average sale price in 2019 was $351.892.

Treetops

 

Since its "entry" into the Indian Land/Lancaster area in the Active Adult housing segment in 2016, Treetops has become a high-demand neighborhood with the 55+ demographic. Developed by Lennar Homes, Treetops saw 39 closed sales in 2019 at an average selling price of $338,677 compared with $331,117 in 2018. Average cumulative days on market in 2019 were 39 days... a very short time frame for new construction. As of 2020, Treetops is in its last phase of construction and close to being fully built out.

Queensbridge

 

Developed by Pulte Homes, Queensbridge is a newer community in the heart of Indian Land with two "villages" comprising the subdivision. Construction began in 2016. 34 homes sold in Queensbridge at an average price of $432,243 compared with $400,519 in 2018. Average cumulative days on market were just 13 days in 2019. All but two of the 34 home sales were new construction in 2019.

Bent Creek

 

Bent Creek is one of Indian Land's newer communities, being developed by Toll Brothers and Taylor Morrison. A handful of homes were built and sold in 2017, with the majority of sales beginning in 2018 with 30 homes selling in 2018 at an average price of $429,984. In 2019 55 homes were sold in Bent Creek at an average sale price of  $489,359.

Hello Nina - I must admit I didn't realize how close Charlotte, North Carolina was to South Carolina and that the markets were closely aligned before reading posts on AR. .  It's rather amazing how ActiveRain has increased my awareness of geography.  Maybe education should take a cue from AR in some aspects.  Hmm...

I live virtually on the border of North and South Carolina... for Charlotte much of what they refer to as upstate SC in Lancaster and York Counties are essentially now bedroom communities for Charlotte. Sort of like working in NYC and living in NJ or Long Island or Connecticut.

Raymond Henson, SRES, GRI hi Raymond... interestingly, it's not that hard to make decisions... a lot depends on your preference of builder and amenities. Sun City is great for anyone who wants a gazillion amenities in a community with over 3,000 homes. I've sold my fair share of homes there over the years. But depending on budget there are other communities in the Charlotte region for active adults and age restricted neighborhoods I'd prefer. But you can't argue with Sun City's location and if you love golf, it's a great place.

He's slowly getting back to normal and I'm sure you will as well. I had cataract surgey on my right eye and will be going in on March 4th for the left eye. By mid-March I should be in the pink, as they say. Right now it's just awkward as I see well out of my right eye and not so well out of the left. Meantime, the right eye needs reading glasses and the left eye doesn't...

They could have sent in 8 circus clowns to operate on my eye and I wouldn't have known the difference. Now I just need to get my head around repeating the exercise for my left eye on March 4th.
