Throughout the week,  I check the sales stats for Bergen County area towns, particularly, in the towns that I have listings but also throughout the market. I do this to make sure that my numbers are on point for my sellers and to help my buyers know --- what is going on in the area.

Below are the current stats for Oradell, New Jersey. This pretty town is conveniently located near all major roads and it offers fabulous neighborhoods and terrific elementary and a great High School - River Dell. The sales are for the last 6 months and are from the NJMLS.

From the numbers you posted it looks like some of the listed properties are still to high.  I have had clients that just seem to be behind the curve at price reductions... if they would have priced lower to start with they would have sold their homes for more!  Hind sight is 20.20!

Hello Robert --- Thanks for reading and for your comments. The higher price points are homes that are quite large and or new construction. And, as we all know usually these sellers are open to negotiation. You sell mortgages and price/list homes, too?

Hello Lynn --- Thanks for stopping by. Yes, I love reading stats from other areas as well as our own. It helps with both buyers and sellers to be knowledgeable about the local market --- as far as real sales. This area ... things are moving when priced well.

NOPE, Just a Mortgage Guy!  but in tune with your side of the Biz... I have to be.

I was just looking at the marketing time and the price range vs the sold and pending's   and made the correlation between price and days on the market.  Over all the numbers are not bad in your area... I have just seen many sellers too stuborn to price correctly because "their grass is greener"
