UNEMPLOYED? PUTTING YOUR HOME BUYING ON HOLD

 

Our country is experiencing something it has never gone through before. Over the last few years we've experienced a shortage of homes for home buyers. Now with the the corona virus how many folks will put their homes on the market? Will it create an even greater shortage of inventory? 

 

There are a lot of  unanswered questions regarding the market. One thing for certain is that one cannot buy a home while unemployed. Even if one is getting unemployment insurance payments regularly we cannot use those to qualify for a home purchase. To buy a home the buyer needs to be back to work. As part of the income verification process the buyer will need to provide an explanation about the reduction in year to date income as a normal part of the process.

 

When someone is fully employed again buying a home will be possible. Now is a good time to make sure to maintain good credit and hang onto cash for down payment if possible. Many loan programs today allow a home buyer to use gift funds for down payment so if one has to use cash that was saved for down payment perhaps a gift will be possible. Putting home buying on hold may be necessary until we get through this but the dream is not gone forever.

 

Many home buyers are disappointed to see a delay in moving forward with the home ownership dream. I look forward to assisting the Kentucky and Ohio home buyers when they are ready.
