I bet you thought you were going to see a picture of my new bank owned listing. A dirty shower with paint peeling off the ceiling? Not this time... Maybe tomorrow. For now I have a question on this bathroom. A classic New England feel with a claw foot tub.
It looks amazing, clean, modern with a touch of history. Out of the picture is a stand up glass shower in the corner. The questions of the day is this practical? Does it add value to a home? Does it add desirability to the home?
IN SUMMARY the answer may be, "was it built for the seller to enjoy or was it built to fix and re-sell?" Did it meet the sellers needs? Well no, it actually was remodeled to re-sell. Therefore it may depend on the buyer most likely to buy this home. Most likely it will be a family. So how will it work with a family of 4 or 5 with 3 kids all wanting to make tidal waves in the bath tub?
IN THE END this investor remodeled the home before we met. He spend a lot of money. More than he should. After many long talks and feedback from buyers, the investor learned a lesson. He sure wished he met me earlier. We did get the home sold. He learned a lesson on remodeling a home towards the most potential buyers. The good thing is there will be a next one. He will buy using my guidance. He will fix the next one and list back for me to sell it. We had a happy buyer and a happy seller.
THE BOTTOM LINE is to know how important it is that every Buyer or Seller should not just choose any agent, choose the BEST agent for the job. Having an agent that works for you is a must. Support your local businesses.
