Ramblings While in Quarantine

Our Department of Regulatory Agencies has now alerted us to the change in appraisals.   Due to the social distancing, and many homeowners not wanting others in their homes - this function has been changed to an "exterior only" appraisal.    The cost to the buyer is less, but will this seriously affect Sellers' value if they cannot view the upgrades?

 

Our CAR attorneys put together a Covid-19 Addendum for our buyers and sellers yesterday, and there will be a webinar today for all REALTORS.

 

 

Our Governor announced that all liquor stores and pot shops (recreational pot) will close.   Lines IMMEDIATELY started forming all over the city at local liquor and pot stores.   It took a whole hour before that announcement was removed.  WHEW!

 

Our local officials are working on housing the homeless that currently have Covid-19 while they are sick.

 

We sure appreciate all those first responders, nurses/doctors, grocery store workers maintaining their jobs for us during these challenging times!

In Maryland, they are currently classified as essential businesses.

I will have to sit down with a glass of my essential wine this evening and contemplate the exterior only appraisals.  We are moving the same direction here in Elk Grove.  I do understand it, but have used exterior only appraisals a couple of times.  Once on my own property.  It was not accurate at all.  The interior was a mess.  I guess it will be up to the owner and the prospective buyer to come to terms on the interior.

Raymond Henson, SRES, GRI that is what I initially thought too.   How can they do an accurate appraisal without seeing in person the upgrades that will set a home apart from the other solds?    I know my buyer said yes to a reduced rate appraisal, but not sure if it will be good for the Sellers.

Raymond Henson, SRES, GRI according to the email I got yesterday for Colorado (which may be the difference), says the appraisers WON'T have to enter the home.   Our title companies all say ONLY the clients signing are allowed to go to closing, no lenders, no REALTORS, and I am always at my closings.   Luckily, everything is done by the time clients get to the table.

I just think someone has to go in.  Who gets the short stick?  We just sold a rental of ours.  The title company refused to let us come in and sign.  Instead, they sent out a Notary.  It seems as though they are just shifting the risk to someone else and the Notary was very worried about it.  Rightfully so.

I really don't like drive-by appraisals, but I get it. Unfortunately, it's the name of the game right now. I'm honestly grateful our clients want to wait until the dust settles - it's the optimal way to ensure we can represent them fully. Right now, it's a cat and mouse game of distancing and no attendance requests for far too many important aspects of a transaction.

Debb Janes EcoBroker and Bernie Stea JD I agree, and right now have a listing, and their purchase.  He needs to get out of the multi-level home, since falling down many stairs for the last few months.    No other clients right now, everyone else wants to wait, which is fine with me.

Hi Joan,  Thanks for the laugh.  In tough times we have to stick together - at a distance of course.  Liquor stores here have been closed for an entire day - I haven't heard of any repercussions yet.

Kathy Streib we have been home on strong suggestions, but this morning 6 am we have an order in place.   Our pot shops are open, as well as the liquor stores.  Stay safe!
