Units Sold Ease-up for Home Sales in Battle Ground WA for February 2020
Unit-sales took a relatively significant easing this month, after several months of pretty decent numbers; Sales prices have not been affected much at this point, in fact - they hit another all-time high. Here are the key points for this month's report:
- The 3-Month Moving Average Sales Price is $443,070 which is up 1.17% compared to last year (up about $3.2k from last month); with the 12-Month Moving Average now at $414,173 or, -2.27% compared to last year (approximately $1.3k decrease from last month).
- The Inventory level for Resale Homes rose slightly to 1.3 Months (up 0.1).
- Approximately 26 Pre-owned Homes closed, compared to 34 Sold in 2019; an decrease of 8 homes (-23.5%).
- REO/Bank Owned property sales were 1 units (3.8% of total); up from 0 (0%) for the same month in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 2 (5.6%) in February 2019.
The Average Sales Price for Battle Ground moved up to $443,070 this month; and now leads Vancouver's price-level by $65,675 (down slightly from last month).
The trend for the Average Number of Pre-owned Homes Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-lines are illustrated in the chart below:

The short term trend-line fell quite a bit this month although it is at a higher mark level than at this time last year; while the long-term trend has reversed its recent upward run. With the effects of the Pandemic starting to hit in March, we expect these two lines to be in the negative direction.

The Average Sales Price made another positive move although by a much smaller amount compared to last month's blazing move. Again, with the Pandemic's impacts not yet kicking in we are still of the opinion prices will soften from this level.

Battle Ground Resale Home Sales Inventory & Days on Market February 2020
New Listings declined slightly while Pending Sales rose slightly from last month, with Closed Sales coming in at the lowest level for the past 12 months. On a combined-basis this caused Active Inventory to rise by 0.1 month.
The Average Price for New Listings is still higher than the running average of closed prices. Closed sales prices posted their second highest mark for the past 12 months.
Finally, the Average Days on Market fell by more than half; and Median Days fell by about 2/3'rds worth! We expect a slowing in these numbers as the Pandemic impacts play out in the next couple of months.
