Since the arrival of Covid-19, I stopped “mass mailings” to single family homes in Franklin. I continue to do status changes of our listings with postcards to five hundred in the area of the listing. They need to remember we are still actively doing business.
This postcard will be placed in the center of the full page newspaper for the month of May, with a Mother’s Day theme. There are no Active Listings for that issue. We have signed listing agreements with homeowners, but unless we see light at the end of this covid-19 tunnel, we will not advertise any of them. The newspaper will display our recent pending sales and Closed transactions.
I’ll have one statement about “social distancing” during showings; and disinfecting before and after showings by us when we act as a Buyers’ Agents. We want all readers to know we are still doing business. We are an essential business in Massachusetts. Everyone needs shelter, and we follow the rules for staying safe.
We shall see what the change in weather brings to us. We continue to show property, and new listings are scarce, but there are always homeowners who need to sell.
I think we will see many more new listings come on the market, once the dust settles and the stimulus packages cease to exist. There will only be so many rescues made, and then it’s a changed market.
The listings will be plentiful. Many unemployed homeowners will need to sell, just to secure as much cash as possible. The buyers who continue to be financeable will make a score, and the next cycle begins.
Real estate agents who are able to survive through this difficult time will make their score in the not so distant future.
